Ln. It sold on 11/13/2009 for $845,000. It was a much larger home in the premier gated community of Pine Ridge. It was also new construction and had higher quality finishes than the subject property. The location doesn't compare to the location of the subject property,two very different properties.This why I wouldn't use it as a comparable—a buyer looking to be on the water or have some space around your home would never purchase smaller,gated community such as Pine Ridge.
