Dear Weld County Department of Planning Services,
We strongly oppose your proposed project for a flooring business in the Agricultural
Zone District located east of and adjacent of CR 1: 0.5 miles north of CR 34.
First, our own property valuation would be directly jeopardized as would our neighbor's
property values. As stated in your Weld County Right to Farm Statement from the Weld
County Colorado Department of Planning Services web-site, `Weld County is one of the
most productive agricultural counties in the United States...The rural areas of Weld
County...are open and spacious...and are intensively used for agriculture...The
incentives which attract urban dwellers to relocate to rural areas are: open views,
spaciousness, wildlife, lack of city noise and congestion, and the rural atmosphere and
way of life." Without this, "those features which attract urban dwellers to rural Weld
County would quickly be gone forever." Property values will decrease; thereby the
county will not attract such dwellers and will lose current dwellers and property tax
monies.
Second, to allow such a business in an agriculturally zoned area will set precedence for
future commercial/industrial use on CR 1. To allow such a flooring business in the
Agricultural Zone District is counter conducive of the County's goal to retain the area in
agricultural uses, keeping it free of commercial businesses and the potential of a
commercial strip development in the future.
We urge you to stay true to true agricultural uses and do not approve this proposal.
