In addition,a copy of the protested lot assessments for each of the properties is attached.
These protested lot assessments are currently being valued at$20,076 or$40,000 by the Weld County
Assessor. However,Weld County is assessing lower values on other lots being held in this same
subdivision by this same company owning the protested lots. See attached summary of lot holdings and
assessment by schedule numbers for the properties held by this entity. We feel these lots noted above
with protested values should be assessed at the same value as other lots owned by the same company in
this same subdivision.
Currently in this same subdivision for similar lots owned by this same entity,Weld County assessed a

As all remaining lots in this subdivision are held by this same entity and there is no significant difference
between the properties in this subdivision, we feel that all of the lots should be valued the same at the
$12,024 assessment similar to the fourteen properties noted above on block three and four.
Per the attached summary of assessments of the remaining lots owned in this subdivision, it appears the
assessed values by Weld County are not based on the size or location of the property. This is evident on
the attached summary as lots of dissimilar size are being assessed the same value(see "Points"for
examples). However properties which back up to each other of similar size have been assessed different
values. See attached map of the subdivision Filing III noting property locations.
It should be noted that as the owner of all these properties, we have been unable to sell any of these lots
for any price over the last few years. There does not appear to be a market for these lots. It should also
be noted that all of these lots were developed by the same developer and have been owned and maintained
by entities over time with the the same common ownership to the current ownership in Northern Colorado
Lot Holding Company. Thus all the lots have no different attributes in the development, maintenance or
improvement process from each other.

In summary for this protest,we have not included any market or cost approach to support our requested
value. Instead we rely on Weld County's own assessment of the lots in this subdivision at $12,024 and
request that this value be applied to all of the lots in this subdivision.

The Weld County Board of Equalization has set a date of July 28, 2011, at or about the hour of
10:45 AM, to hold a hearing on your valuation for assessment. This hearing will be held at the
Weld County Centennial Center, First Floor Hearing Room, 915 10th Street, Greeley,
Colorado.
You have a right to attend this hearing and present evidence in support of your petition. The
Weld County Assessor or his designee will be present. The Board will make its decision on the
basis of the record made at the aforementioned hearing, as well as your petition, so it would be
in your interest to have a representative present. If you plan to be represented by an agent or
an attorney at your hearing, prior to the hearing you shall provide, in writing to the Clerk to the
Board's Office, an authorization for the agent or attorney to represent you. If you do not choose
to attend this hearing, a decision will still be made by the Board by the close of business on
August 5, 2011, and mailed to you on or before August 12, 2011.
Because of the volume of cases before the Board of Equalization, most cases shall be limited to
10 minutes. Also due to volume, cases cannot be rescheduled. It is imperative that you
provide evidence to support your position. This may include evidence that similar homes in
your area are valued less than yours or you are being assessed on improvements you do not
have. Please note: The fact that your valuation has increased cannot be your sole
basis of appeal. Without documented evidence as indicated above, the Board will have no
choice but to deny your appeal.
If you wish to obtain the data supporting the Assessor's valuation of your property, please submit
a written request directly to the Assessor's Office by fax (970) 304-6433, or if you have
questions, call (970) 353-3845. Upon receipt of your written request, the Assessor will notify
you of the estimated cost of providing such information. Payment must be made prior to the
Assessor providing such information, at which time the Assessor will make the data available
within three (3) working days, subject to any confidentiality requirements.
