1. A small portion of the property will be used to raise dogs to produce puppies for
family pets, hunting dogs, and herding dogs. We will use the garage and a small
portion of the property for the operation.
2. The use of a portion of our property to raises dogs is consistent with the
Comprehensive Plan because the plan allows for diversity of operations within the
county. In addition, the majority of the land will remain as agricultural land for
horses and cattle.
3. The proposal is consistent with the zoning regulations in that the raising of dogs is
an approved land use for areas that are zoned agriculture.
4. The surrounding land use is mainly agriculture. The raising of dogs is compatible
with this land use, because the dogs are primarily used for our children's FFA and
4-H projects, and savings for their college education.

a. The number of people using the site will vary depending on when we
have litters of puppies available. However, we anticipate on a monthly
basis, we will average 5 to 10 people.
b. We have no employees, because this is totally a family operation.
c. There are no set hours of operation as the puppies are viewed by
appointment only.
d. No additional structures will be erected as the existing garage will be
used for the operation.
e. We will have up to 20 to 25 adult dogs, 1 to 3 horses, 5 to 10 calves,
and 1 cat.
f. The vehicles accessing the site will be passenger cars, pickups, SUV's,
etc.
g. Platteville-Gilcrest Fire Protection District will provide fire protection.
h. Central Weld County Water District provides water service.
i. The sewage disposal system is infiltrator septic system.
j. The only item that will be stored is dog food.
6. All landscaping currently exists.
7. No reclamation will need to take place, as the property consists solely of a house,
garage, agricultural buildings, landscaping, and pasture.

8. The storm water for the portion of the property where the dogs are will be
controlled by constructing a Water Quality Feature to meet the requirements of
the Weld County Public Works Department.
9. All buildings and landscaping currently exist.
10. All waste is collected as necessary, and deposited into a dumpster that is emptied
weekly.

The wastes produced from the dog operation are mostly paper and animal wastes. All
waste is collected as necessary and placed into a 3 cubic yard dumpster that is
emptied on a weekly basis.

The portions of the property used for the dog operation will not produce a dust
problem. The portion of the property where the dogs are outside is in native grasses.
The area where traffic will be is in a combination of road base and/or recycled asphalt.
If it is determined that dust is produced from either of these areas, water will be applied
in a sufficient quantity for dust suppression.
