The Assessor's determination of value after review is based on the following: AL02- The actual valuation of your property has been adjusted based on new information. This may be information you have supplied, corrections of characteristics or additional sales which we have uncovered during the appeals process. The deadline for filing real property appeals is July 15. The deadline for filing personal property appeals is July 20. The Assessor establishes property values. The local taxing authorities (county, school district, city, fire protection, and other special districts) set mill levies. The mill levy requested by each taxing authority is based on a projected budget and the property tax revenue required to adequately fund the services it provides to its taxpayers. The local taxing authorities hold budget hearings in the fall. If you are concerned about mill levies, we recommend that you attend these budget hearings. Dear Board, Again this year there is a sharp increase in assessment on this house. Last year I had to protest the increase and it was compromised at $171,000. This year it was increased to $219,683. I researched all of the sales of simular homes in my area of the county and did not find any justification for the increase again. My estimate of the value of the house was $164,421 which is half of my house I live in is Schedule Number R5708986, 4772 Peak View, Erie, Co., and is next to the property in question. My house is twice the size and on a lot nearly twice as big and is assessed at $328,842. This went down slightly this year as I would have expected because of the loss in property values. It's value should have gone down a little instead of having a sharp increase. We are located in rural Weld County between Erie, Dacono, Frederick, and Firestone. My mail comes from Erie but I am not in Erie. I am as close to Firestone, Frederick and Dacono as I am Erie. It looks like the review consisted of picking a value somewhere between their original estimate of $219,683 and my estimate of$164,421. I used the following properties sold within 20 miles of the property in question. All of them are significantly lower than my estimate. The property is 39 years old and will be needing significant repairs in the next few years. I would like to see any equivalent home sold that would justify their estimate. The following properties were of simular size and vintage as the property in question.
