July 12, 2011 Velda Mauro 831 Locust St Windsor, Co 80550 Weld County Board of Equalization: This is in protest of the recent Notice of Determination(6-22-2011) A determination of $174,644 has been sent to me. This amount is unrealistic, and not valid as seen from the comparisons attached. I have attached four comparables. They range from $145,000 to $169,750, all with in your timeline. Most of the comparables have more bedrooms and more square feet than mine, and most have larger yards. Some with storage buildings which I do not have. Some have sprinkler systems, larger garage's with workshops, garages with access to the house, all of which I do not have. My home is modest and plain. The $137,500 is very similar but has 4 bedrooms (to my 3). It also has a Lg yard, RV parking, storage sheds, and walk-in closets and more square footage, all of which I do not have. One for$145,000 also has 4 bedrooms, laundry room, Lg yard, sunroom, sprinkler system, and storage buildings and more square footage, all of which I do not have. The one for$164,900 has 5 bedrooms, hardwood floors, a large garage with workshop and more square footage. The conclusion drawn from these comparables is I am being assessed too much for the value of my home and you are not accurate and way too high! According to the comparables my home should be valued at $137,000 to $169,750 in this economy. The original purchase price for my home was$170,400 in 1993 and has not gone up in price in today's market. I have verified this with my real estate agent, and I would be lucky to sell it for that and realistically it would probably sell for less than that. At your assessed value of$174.644 that is too much. I feel the $169.750 is closer to a real value but still probably too high in reality. I will expect to see a value of $169,750 as a value for my home. So I will expect my value will be decreased as stated above and will await the proper paperwork. An assessor should be honest and fair and not look to inflate values for tax purposes, and do what is right and just. I will not pay taxes on an inflated value.
