RE: Request for F&F Permit
USR-1762/Anders
Dear Mr. Jiricek,
Recently we met with Kim Ogle in the planning department regarding the
scheduling of USR case #1762/Anders public hearings. This request is for a new
primary dwelling on the 12 acre parcel. We are tentatively scheduled for the first
week in January pending referrals.
•
Our client is concerned with the cost increases and potential complications
associated with a cold weather foundation pour. After discussing this issue with
Kim we were advised to request from you a Footing and Foundation permit for
this site.
We have made application for the building/septic permits and both are being
reviewed concurrently with the USR.
We understand that a foundation poured at this stage in the review process is at
our own risk, but feel confidant from the meetings with planning that we will
receive approval on our re-zoning request.
I can be reached at (970) 302-0401 regarding this issue. I sincerely appreciate
you time and attention to this matter.
Sincerely,
Troy A. Hauer

The property is currently being used as a custom fanning operation. The owner has both
indoor and out door space for farming equipment. Two shop building that have been
used both for maintenance and storage of farm implements as well as the storage of
vegetable crop. There is one single family residences on the property which houses the
owners' farm hand employee.
The owner proposes a new single family residence on the property for his family. He
also proposes that all remaining uses of the property will continue consistent with its
currant operation.
The proposed use is consistent with the surrounding property as all surrounding use
continues to be ag use with single family dwellings and farm hand quarters.
The owners' family consists of 5 individuals and his family along with one farm hand
will be using the site. This farm employee will be the only individual employed and
living on the premises. The hours of operation very with the season and will be
consistent with the operation as it currently exists. The owner proposes one new single
family dwelling on the site. No additional animals are proposed at the site with the
• exception of possible domestic pets. The owners family has three standard vehicles they
will store on there home site. There use will be consistent with residential use and traffic.
Fire protection for the site is currently being provided by . This service will remain
unchanged. Water source for the property will be a new well and septic system provided
for the new residence.
Landscaping for the property will be consistent with residential landscaping; all existing
landscaping will remain in place.
Storm water will be handled in its currant fashion as the proposed use will not create
additional hard surface areas that would require additional run off.
The site improvements are proposed to begin August 2010 and will extend for a period of
5 months.
Storage of the materials during the duration of the building process will be on site as well
as dumpsters for construction trash removal.

RE: Buildings Purpose
In response to the question on the application for a home permit a
question was raised asking what the purpose of the buildings was. The
buildings on the property are used for storage of farm machinery.
Tractors, tools, and equipment used to work the fields are stored in the
sheds. They are not heated or cooled.
I hope this answers the question.
