The parcel of land is described as part of Section 11 , T2N, R61W of the 6th P.M. , Weld County, Colorado. Said property is located 10 miles east and ?r mile south of Roggen. The subject property contains 320. 3 acres of predominantly Class II irrigated soils along with a small portion of Class VI dryland soils. The request is to split the property into parcels of 1.0 acre and 319. 3 acres. The 319. 3 acre parcel contains the existing farm improvements. The 1.0 acre parcel is a proposed residential site. The proposed 1.0 acre parcel is located on the Class VI dryland soils. Based upon the information submitted and the adopted policies in the County, the Planning Commission staff recommends the request be approved for the following reasons: 1. The proposed split complies with the Weld County Compre- hensive Plan, the intent clause of the recorded exemption procedure (Section 9-2 of the Weld County Subdivision Regu- lations) and the intent clause of the agricultural district (Section 3. 3 A of the Weld County Zoning Resolution) since non-productive agricultural lands will be developed for higher and more productive uses.
