The mill levy requested by each taxing authority is based on a projected budget and the property tax revenue required to adequately fund the services it provides to its taxpayers. The local taxing authorities hold budget hearings in the fall. If you are concerned about mill levies, we recommend that you attend these budget hearings. It was difficult to find any comparable lots during the allowed period, because no lots have been selling in the Kersey area. The only comp that we could find was at 142 2nd St, Kersey. This lot includes a water and sewer tap - which our lot does not. The comp is also in an established residential neighborhood instead of a new subdivision which means there probably wouldn't be construction traffic and noise to deal with on the comp lot. The comp lot sold for$15,000 in June 2010. We purchased this Berryman Farms lot in 2006 and there have been no houses built in this subdivision in that time, nor have there been any improvements made within the subdivision. We have been unable to generate any interest in the lot. We believe that the Assessor's previous value of the lot at$3,733 is an accurate reflection of the lots value, and ask you to reconsider the $3,710 increase that was assessed for the current year. We know of other lots in nice subdivisions in Greeley that the Assessor's office has valued at a reasonable $4022 each. We believe that the Berryman Farms lot should actually be valued lower than the Greeley lots, Please take all of this under consideration and keep the value of this property at $3,733.
