HomeMy WebLinkAbout760658.tiff RESOLUTION RE : APPROVAL OF AMENDMENT TO LOT 2, ALTHEN-BOYER COMMERCIAL UNIT DEVELOPMENT REGARDING THE USE OF A STORAGE WAREHOUSE ON SAID PROPERTY. WHEREAS, on June 2, 1976, the Board of County Commissioners of Weld County, Colorado, approved the Site Development Plan of Lot 2, Althen-Boyer Commercial Unit Development , and WHEREAS, in a public meeting held on October 20, 1976, the Board of County Commissioners approved a request to amend the Site Development Plan of Lot 2, and WHEREAS, at a public meeting held on the 15th day of November, 1976, the developer requested an amendment to the approved Site Development Plan of Lot 2 to change the use of one of the storage warehouses to permit the manufacturing of automatic coal stoke or forced air furnaces, and WHEREAS, the Board has studied the request and believes it to be in the best interest of Weld County to approve the re- quested amendment concerning the use of one of the warehouses on the Site Development Plan of Lot 2, Althen-Boyer Commercial Unit Development . NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld County, Colorado, that the Site Development Plan of Lot 2, Althen-Boyer Commercial Unit Development , be and hereby is, amended to allow the use of one of the storage ware- houses on said real estate to permit the manufacturing of auto- matic coal stoke or forced air furnaces. The above and foregoing Resolution was , on motion duly made and seconded, adopted by the following vote on the 17th day of November , A.D. , 1976. NG COMMISSION RESOLUTION OF RECOMMENDATION TO THE BOARD OF COUNTY COMMISSIONERS Case No . S-121 Date November 9. 1976 APPLICATION OF Althen/Boyer ADDRESS 5720 South Pearl , Littleton, CO Moved by Chuck Carlson that the following resolution be introduced for passage by the Weld County Planning Commission : Be it Resolved by the Weld County Planning Commission that the Subdivision Plat Amendment to Use Permitted - Let 2 located on the following described property in Weld County , Colorado , to-wit : See Attached be recommended ( favorably ) latatol xklyi to the Board of County Commissioners for the following reasons : 1. On May 20, 1976 the Weld County Planning Commission made a favorable recommendation to the Board of County Commissioner for the develop- ment of one storage warehouse on Lot 2 of the Althen/Boyer Sub- division which was subsequently approved by the Board of County Commissioner on June 2, 1976. On October 20, 1976 the Board of County Commissioners approved a request by the applicants to add a second storage warehouse on Lot 2. The request before you at this time is to change the use of one of the storage warehouses to permit the manufacturing of automatic coal stoker forced air furnaces. It is the opinion of the Planning Commission that this use falls within the permitted uses allowed in the PUD plan filed at the time of re— zoning from A (agricultural) to C—UD (Commercial Unit Development) . Specifically the proposed use should be similar in nature to the Motion seconded by Harry Ashley Vote : For Passage Percy Hiatt _ Against Passage Ron Heitman Harry Ashley Chuck Carlson Bette Kountz The Chairman declared the motion passed and ordered that a certified copy of this Resolution be forwarded with the file of this case to the Board ofCounty Commissioners for further proceedings . The development standards on the site plan approval for Lot 2 shall be amended as follows: 1. Development standard number one shall be amended to read, "The Permitted uses shall be: a. One 48' x 60' building to be utilized as a storage warehouse, and b. One 48' x 60' building to be utilized for the manufacture of automatic coal stoker force air furnaces. All permanent storage shall be housed within the proposed buildings. Temporary outside storage shall be allowed only when screened to effectively enclose from view any outside storage. No foundry work shall be permitted on the site. Bud Althen; In answer to your question as to what S & S Manufacturing Co. , Inc. will consist of, as to the nature of equipment and method of manufacturing and etc. I hope the following will be satisfactory. We, (S P, 3. Manufacturing Co. , Inc. ) build an automatic coal stoker forced air furnace, which is better explained in the attached brochure. This furnace starts from aluminized steel sheets that we bend into into the fire box and heat exchanger which are then, welded and the jacket of the furnace that is put together with self taping screws. There are castings involved for the burner, door and clean—out doors, but these are made at the Foundries in Lafayette and Longmont, thus eliminating any foun— dry work for us. Our product is then assembled, painted and packaged for distribution to our dealers. The equipment involved for our product will consist of a brake, shear, welder, drill press, unishenr and related equipment for sheet metal and assembly work. We will also have a filtered paint booth and some packaging • equipment. Although at this time, it is difficult to anticipate the amount of furnaces we need to manufacture, we have set a figure of approximately thiry (50) per month. Therefore,.we need only two or three employees at the moat. Our truck traffic should be quite light, needing sheet metal delivery by semi once every two months or. no and casting and component delivery, el^ctric motors and controls etc. , only once a month, which can be mode by pickup truck. The shipping of our product will be made depending on the demand. Twenty (20) furnaces with related component parts make a semi load. I hope the above will answer your question;. WHEREAS , on June 2 , 1976 , the Board of County Commissioners of Weld County, Colorado, approved the Site Developement Plan of Lot 2 , Althen-Boyer Commercial Unit Development, and WHEREAS , in a public meeting held October 20 , 1976, the Board of County Commissioners heard the request of the developer to amend said approved Site Development Plan of Lot 2 , and WHEREAS, the Board of County Commissioners heard all the testimony and statements of those present , and WHEREAS , the Board has studied the request and believes it to be in the best interests of the County to approve the re- quested amendment of the Site Development Plan of Lot 2, Althen-Boyer Commercial Unit Development . NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners, Weld County, Colorado, that the Site Development Plan of Lot 2 , Althen-Boyet Commercial Unit Development be, and hereby is , amended to allow the placement of an additional building to be used as a warehouse on said Lot 2 . The above and foregoing Resolution was , on motion duly made and seconded, adopted by the following vote on the 25th day o[ October , A. D. , 1976 .
