The Weld County Department of Planning Services received your letter dated January 19, 2011
which outlines your request to build a two story building with the first floor as the garage and the
second as an office. The Weld County Department of Planning Services has determined from
the information submitted at this time that your request is not a major change to the original
application so long as the applicant adheres to the development standards of USR-1525
reception number 3362976. You will need to contact the Weld County Building Department
(970-353-6100 x 3540) regarding the necessary building permits.

DATE: January 19, 2011
On February 6, 20061 was granted a Special Use for my property at 7019 CR 5 in Erie,
Colorado. Since that time we have been operating as an upscale dog boarding facility.
In March of 2010, my hay shed(noted on attachment in green)collapsed due to heavy snow. It
was my hay and equipment storage area. The insurance company did allot money for
replacement costs so 1 had planned on building another structure for that same purpose.
However, I have been in need of an office space for myself as I now operate out of a room in my
residence. It would be advantageous for me to have an area strictly dedicated to my office. The
outside reception cottage does not provide enough space for one.
Additionally, I would like to request that a two car garage be a part of this building to house our
business vehicles.
Please note that here will be no additional space added for boarding dogs and no additional
people employed at the facility
The structure would be placed on the concrete pad, indicated in orange on the plat map
attached. It would be a 2 story building measuring 20x22'with a 2 car garage on the 1"floor
and office space on the 2n°floor.
I have already received an agricultural exempt permit with plumbing and water line permits
however, a structure that could be used for the purposes stated above would be a much improved
use of the building.
I appreciate your time and expertise in reviewing this amendment request and look forward to
receiving your decision in the near future.
