The first comp, 500 Latham St, Kersey, is a very comparable house both in size and age, and this house sold for$20,000 in April 2009. The second comp, 138 3rd St, Kersey, is also near the same size and age, but this house has a large attached garage where as the above referenced property has no garage at all. This home sold for$44,750 in November 2009. The third comp, 326 3rd St Kersey, is again near the age as our property, but has more sq footage, including a 3rd bedroom and 2nd bathroom, as well as a 2 car garage. This home sold for$55,000 in December 2009. We had contacted a realtor about the possibility of listing this home for sale last year;and at that time the realtor told us that we would probably have to list it around the $50,000 range in order to have any chance of selling the property.
