(APPLICANTS: JACK CARY AND HEDDY CARY)
1) Proposed use of property: We(Jack and Heddy Cary)are applying for the USR permit to be able to
operate our family owned business LIFT-TRUCK CONNECTIONS, INC.from our property located
at 10161 Hwy 52 Fort Lupton, Colorado. We have resided on this property for 28 years. The
business utilizes our shop building on the lower floor to repair or refurbish forklifts for sale.Jack
has a mobile mechanic service truck that he uses to travel to customers sites to repair forklifts at
the customers locations.Sometimes we bring a forklift into the shop for repairs. We transport
the forklifts using our X ton truck and flatbed trailer to and from our shop. We sell forklifts and
parts on the internet. We sometimes park 1-2 forklifts that are for sale along Hwy 52 .We are
also applying to be able to build a 2n°home on our property. That 2nd dwelling will be occupied
by family.
2) Weld County Code Chapter 22 Comprehensive Plan:Our home and Business is located in AG
Zoning.We would like to utilize our property to operate our small family owned forklift business
with no impact to the overall Comprehensive Plan taking great consideration to all rules
protecting the balance of agriculture and protecting the health, safety and welfare of the area.
3) Since we are located in AG Zoning we hove no plans to make any changes to the property that
would be out of nature for our specific zoning. We sell and repair a considerable amount of
forklifts to farmers and ranchers.
• 4) Our property is located along Hwy 52 and we are surrounded by farming and dairy operations.
We have no direct neighbors to the south, north. The closest neighbor is @ X mile away. Our
business will have no impact on the area.
5) Describe in detail the following.:a j a) there are 3 people that use this site Jack, Heddy and our
son Dale who does not live on site. b)we are employees of the business, and we are not going to
hire any other employees. c)our hours of operation are 8-5 Monday-Friday d)On our(wish list)
is a proposed new metal shop that would be located north of the existing shop.Also a 2n°
dwelling on the property that will be located northwest of the house and shop.At the time of
building, we will get the proper building permits to do such. e)we have 1 farm dog and 12 laying
chickens and we sometimes get 2-3 hogs to fatten for butcher, we also would like to be able to
have 8-10 head of cow/calf pair to pasture on the property.f) We have our personal vehicles, a
Service Truck, and%ton truck and a flatbed trailer that are parked on the property. We have
UPS/FEDEX parts deliveries average 1-2 times a week. The trash truck comes 2 times a month.
We have propane delivered 3-4 times a year. g)The Fort Lupton Fire Department provides fire
protection to our property.h)Our water source is s deep stock well that has the capacity to
irrigate 1 acre and supply household use for as many as 3 homes. 1) We have a existing septic
and leach field on the property.At the time of a 2n°dwelling being erected we would apply for a
septic permit for that dwelling. J) There will be some forklifts that will be stored on site either in
the shop itself or behind a screened area.A minimum of parts are kept as inventory.
6) The landscaping on our property consists of mature trees, bushes and grasses.
• 7) There will be no need for any reclamation procedure.
8) We have contacted the Urban Drainage Department and we are not located in the Stormwater
• Drainage area at this time.All water that drains from rooftops is absorbed into the groundwater
or flows to pasture land or the irrigation canal Brantner Ditch.
9) The shop is already erected and the(wish list)buildings are not in the immediate plans,but are
pinpointed on our map.
10) We have routine trash pickup 2 times month and we have all of our waste oils picked up by a
recycle/recovery company. Names of these companies will be given with the application.

This letter is to inform you that the Colorado Department of Transportation considers the access for your property located at
10161 State Highway 52 grandfathered.CDOT does not require any modifications to the current access,pending the traffic
count using the access remain the same.Should the traffic counts using this access increase in the Mute by greater than 20%
or additional buildings be constructed on any portion of this parcel as currently configured,the property owner will be
required to obtain an arras permit from CDOT.

Attn Kim Ogle:
We were advised by Joel Crowe @ Alpha Surveying Co.that we needed to have on file with Weld
County Planning&Zoning a letter that we have been advised of the future Colorado Highway 52 RIGHT-
OF-WAY. Increased from 40' to 100'from centerline.
We contacted Gloria Hice-Idler at CDOT,Title-Permits Manager,confirming that we will reserve the 100'
from centerline on Colorado Highway 52. Therefore if any future Highway 52 expansion is done, we will
be compensated for the land necessary for the RIGHT-OF-WAY.
