WHEREAS, it has been determined by the Board of County
Commissioners, Weld County, Colorado, that a certain tract of land,
being the property of Vern A. and Ethel L. Engel, Eaton, Colorado,
and more particularly described as follow, to-wit:
The West Half (WZ) and the Southeast Quarter
(SE4) of Section 27, Township 7 North, Range
64 West of the 6th P.M., Weld County, Colorado,
being more particularly described as follows:
Beginning at the Southeast Corner (SE Cor) of
said Section 27, and considering the East line
of the Southeast Quarter (SE4) of said Section
27, as bearing North 01°52'50" East, with all
other bearings contained herein relative thereto;
Thence North 01°52'50" East, along the East
line of the Southeast Quarter (SEI) of said Sec-
tion 27, 2641. 72 feet to the East Quarter Corner
(El Cor) of said Section 27;

does not come within the purview of the definition of the terms "subdivision"
and "subdivided lands" as set forth in CRS 106-2-33 (a) and (b) 1963, as
amended, and
WHEREAS, the Board of County Commissioners of the County of
Weld, State of Colorado, desires to exempt this particular division of
land upon the recommendation of the Weld County Zoning Administrator
for the reasons as stated and pursuant to its authority under CRS 106-2-33
(d), 1963, as amended,
NOW, THEREFORE, BE IT RESOLVED, that the hereinabove de-
scribed tract of land owned by Vern A. and Ethel L. Engel, Eaton, Colorado,

Dear Sirs:
The attached plat, application, and other items are in reference to
a request, by Vern A. and Ethel L. Engel , for a recorded exemption.
The parcel in question contains approximately 480:6-62 acresTh3 ----
agricultural land; approximately 350 acres of dryland, and 125 acres
of pasture.
Based upon information submitted and the Weld County Regulations, the
Planning staff recommends approval for the following reasons:
1 . The proposed split conforms to the intent clause, Section 9-2,
of the Weld County Subdivision Regulations for recorded exemption.
2. The proposed split complies with the Weld County Comprehensive Plan
in-so-far as non-productive lands are to be utilized for higher uses.
3. The parcel in question contains Class IV and VI dry agricultural
lands.
4. All items for application have been met.
