It was difficult to find any comparable lots during the allowed period, because no lots have been selling in the Kersey area. The only comp that we could find was at 142 2nd St, Kersey. This lot is comparable in size, but there are also several major differences, including the fact that this lot includes a water and sewer tap - which our lot does not. The comp is also in an established residential neighborhood instead of a new subdivision which means there probably wouldn't be construction traffic and noise to deal with on the comp lot. The comp lot sold for$15,000 in June 2010. We have another lot in Kersey, that is considerably larger than this lot, and the Assessor's office has valued that lot at $7,443. We appreciate your consideration and ask that you revalue this property at $3,000. Thank you for your time.
