To Whom It May Concern:
We would like to appeal the attached Notice of Determination. Please note neither the
original Real Property Notice of Valuation nor the more recent Notice of Determination
provided any documentation as to the basis for the Assessor's Valuation. We have, on
the other hand, shown that the real property at this address was purchased for
approximately $160,000 ($165,000 less$5,000 of included personal property), and have
also provided comparable sales data supportive of that purchase price (attached).
For the Assessor to come back with no explanation or evidence of the reasoning for the
Valuation is not appropriate, and is a waste of our time as well as the taxpayer's money in
funding the Assessor's office and your Board. One cannot go into court without
evidence, and the same should hold true here. As the Assessor has provided no evidence
or documentation whatsoever to support their position, we ask you to find the value of the
property to be $160,000, or no more than the actual purchase price of the entire property,
$165,000.

We would like to appeal the 2011 property valuation indicating the above property to be valued
at$180,424. Please note the Notice of Valuation was sent to Henry Heinz, but the property was
recently purchased by Mr. and Mrs. Schmidt from Mr. Heinz's estate.
First of all, this property was purchased for$165,000. It is outdated,with original carpet, kitchen
cabinets, appliances, and fixtures. Additionally,the purchase price included personal property
such as the fixtures, appliances and drapes,but probably worth only about$5,000. Secondly,the
notice does not provide any similar sales or properties to justify the proposed valuation. Finally,
the following other properties of similar age show a lower valuation is appropriate.

While there are some differences in the respective properties, the condition and age of the subject
property more than make up for the small differences in square footage, etc. Accordingly, we
believe the 1010 Walnut property should have a valuation for real property tax purposes
$160,0000, and certainly not more than the$165,000 purchase price.
