Explain, in detail, the proposed use of the property. Property has two tenants; Tenant#1 occupies building one (easternmost building), a 400sq'steel building, building is used as office space, has single desk and phone, build has a yard south and east of building surrounded with a chain link fence, the yard property is used to store various types of tools and construction equipment used for highway projects. This property does not have visitors/customers from the general public, its current tenant is "Golden Triangle Construction a small Colorado based general contracting firm www.qtc1.net. Property has highway and frontage road visibility and future use could involve a retail operation and access to the general public. Tenant#2 Maass Automotive occupies building#2(westernmost building)a 2880sq'steel building with a chain link fenced yard, the building is used to store tools and parts related to the auto industry. The yard is used to store larger parts i.e. partial to complete vehicles, vehicles may or may not be in running condition this business is not a retail operation open to the general public, as the parts business is primarily online. Potential future use for both building could be manufacturing, services and retail or other sales. 2. Building#2 Uses Waste Management(888) 964-9740 for trash, all vehicle waste is contained inside building and handled by various(listed below) entities under guidelines set forth by the Colorado Department of Public Health and Environment(CDPHE)over the last year the tenant hasn't processed enough vehicles at the shop to generate any sizable amounts of waste. When enough is accumulated, tenant Maass Auto, will transport to several different facilities. a.) Batteries are taken to Walter's Auto Specialties, Inc. They are at 1998 W, Hamilton Place, Englewood, Co, 80110. Recycling of batteries occurs when tenant accumulates more than 10. The time frame varies but that could take from 1 to 6 months. b.) Catalytic convertors are transported by tenant on a regular basis as they are accumulated. He rarely has more than 3 or 4 on site as they are valuable and recycled quickly after removal. They are taken to Western Aluminum Recycling. 3280 Valmont Road unit C, Boulder, Co, 80301. c.) The remainder of waste products includes assorted automotive fluids such as oil, transmission fluid and anti-freeze. Most of these fluids remain in the vehicles that are recycled when they are transported to the crusher. After arriving at the crusher the fluids are drained by them and recycled properly. Small quantities that remain at shop are added to other crusher bound vehicles or donated to an associate who uses a waste oil heater to heat his business in Erie. Tenant never stores more than 3 or 4 gallons of waste oil at a time at the shop. Used antifreeze is saved in limited quantities (no more than 5-10 gallons) to be reused in company vehicles. On occasion, gasoline must be drained from a car destined to be recycled. If so, it is immediately used in company vehicles. No gasoline or • diesel fuel is stored on the premises. The vehicles destined to be crushed are taken to J & B Auto Crush. 4980 Brighton Blvd., Denver, Co, 80216. Tenant is currently transporting 3 to 4 vehicles a month to their facility. Dust Abatement; Yard traffic areas have crush gravel mostly to prevent mud issues, but also keep down dust, traffic is expected to be very minimal if dusting does occur outside spigot can be used to water down or dampen the area • • Traffic and Waste Information Lot #2 has two tenants: #1 Golden Triangle has been a tenant for over five years, using the small 400 sq foot office and general office use and the lot as storage for miscellaneous construction equipment, truck trailers, and other construction tools and vehicles. Their space perimeter is surrounded by chain link fence, with entrances on north and east sides. #2 Tenant is Andy Maass DBA Maass Automotive; he using 2800 sq foot building for inside storage of equipment and as office space, yard is surrounded by chain link fence only entrance is gate on north east corner. Lot we be used to store vehicle used for parts the business Per tenant: this is not a traditional salvage yard, "pick-a-part" or self service operation. The vehicles keep in storage are moved inside shop before any major disassembly takes place. If parts have to be removed outdoors I take care to minimize any possibility of spills or leaks of any automotive fluid. Due to liability and environmental concerns, my customers are not allowed to roam the property unsupervised or remove any parts without my permission. Only a small minority of the vehicles that I would store on the premises would be being dismantled at any given time. When I accumulate sufficient quantities of waste fluids (oil, anti-freeze etc.), I • will insure that they are recycled promptly and properly. I make regular trips to Denver to transport vehicles that are ready to be sold for scrap. I own and operate my own rollback tow truck that is registered and insured. Although I will sell used vehicles on occasion, I do not run a used car lot. Proper management of automotive waste products is a serious subject in my type of business. As your tenant I will follow the guidelines set forth by the Colorado Department of Public Health and Environment (CDPHE). Because of the relatively small size of my business and limited volume of vehicles I process, compliance is not a difficult task. Most of the guidelines involve common sense and simple how-to procedures. As the property owner you deserve and will receive my respect of your land and building. My references will confirm that I've never damaged or destroyed any of their property or fixtures. In addition to parts sales, I also provide several other services which include pre-purchase consulting and inspection, light mechanical repair and auto transport. I remove and recycle unwanted vehicles, many of which I transport directly to Denver for recycling.
