Explain, in detail, the proposed use of the property. This address is located at 16882 CR 1 - Longmont, Colorado 80504. It is approx 3 acres located in Weld County on county road 1 (please see map) The proposed business to be located on said property is a family flooring installation business to be run out of our basement and shop. My son works with me and we have 1 other office person that will be in this home office. We are an installation company only and do not sell any flooring products. We do store carpet and pad plus tools for Ken Wolf s use. Our installers are all sub-contractors with their own vehicles and will arrive to load up materials for their job then leave to the job site. They will not park any vehicles at our location. We will have about 7-10 delivery trucks a week that will drop off carpet and pad. It will take approx 15-20 minutes per delivery. We want to add gravel to existing drive and make an area for trucks to back into building. 2. Explain, how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the Comprehensive Plan. Ken Wolf sr. will be living in the house. He will also use the basement as a home office and the out buildings for storage. 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) and the zone district in which it is located. Single family residence with home business. 4. What type of uses surround the site (explain how the proposed use is consistent and compatible with surrounding land uses). House on property to the South is a single family dwelling that operates a home business. Property to the East is vacant. Property to the North is vacant. Property to the West is in Boulder County and is agricultural. 5. Describe, in detail, the following: a. Number of people who will use this site Ken Wolf sr., Two (2) office employees from 7 am. to 4 pm. and ten (10) to twelve(12) installers and delivery people who will load/unload and leave the property. b. Number of employees proposed to be employed at this site There are a total of three (3) employees c. Hours of operation We operate between the hours of 7 am and 4 pm Monday - Friday d. Type and number of structures to be erected (build) on this site We propose adding concrete to an existing 30'X40' pole barn that is for commercial use and is located to the north east of existing house. We want to add a 12'X90' pole barn shed to the north of existing pole barn with a dirt floor to store trash containers and storage for a trailer so that everything can be kept inside and not stored outside. During phase 2 (Late this summer) we would like to add an additional building connecting to existing building with a concrete floor to be used for commercial storage. It would be approximately 51'X51' (please see drawing). No water or sewer is planned in either of the buildings added. e. Type and number of animals, if any,to be on this site We will have no animals at this location f. Kind of vehicles (type, size, weight)that will access this site and how often There will be up to 13 installers loading up every day. These are small pickups and vans only. Delivery trucks range from 7-10 a week and range from local delivery vans up to full size semi tractor-trailers. g. Who will provide fire protection to the site Mountain View Fire h. Water source on the property (both domestic and irrigation) Longs Peak Water District Inc. If storage or warehousing is proposed, what type and items will be stored Pole barns will be used to warehouse carpet and pad for installation. 6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as a landscape plan map as part of the application submittal. Existing landscaping will not be changed 7. Explain any proposed reclamation procedures when termination of the Use by Special Review activity occurs. All stored material will be removed and any buildings will remain 8. Explain how the storm water drainage will be handled on site A retention pond will be installed as needed to handle storm water 9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. All construction is proposed to be completed before the end of the year and will begin as soon as approval is given. 10. Explain where storage and/or stockpile of wastes will occur on this site. Any waste will be contained in covered commercial trash receptacle and removed as needed by S & S Sanitation. I also reviewed drawings of the building that had been prepared in 2000 for its construction (permit # BC-0000534). A footing was also uncovered and the depth and construction was found to be in accordance with the permitted drawings. The building currently has a dirt floor. I understand that you want to place a concrete floor in the building. Based on my observations, a new concrete floor may be placed on the current grade. I recommend thickening the slab edge to 12" thick minimum, with the thickened edge width at least 8" wide. If concrete will come in contact with any untreated wood, then a ''14" expansion joint filler should be placed between the wood and the concrete. If the wood is treated, then the expansion joint is optional. The slab may be unreinforced, and control joints should be placed at 12' o.c. maximum each way. If you have any questions, please call. A gravel drive will be installed to minimize dust. At the beginning of each day the driveway and parking area will be inspected to determine if wetting the surfaces will be necessary. A hose and sprayer will be used as necessary to suppress dust. Vehicle speeds will be kept down to under 10 mpg on entire driveway and parking areas.
