Conway, William Garcia Re: Mary &Robert Stahl River Garden Winery USR 1774 Honorable Commission Members: We live approximately one half(1/2) mile north of the proposed winery site on Weld County Road 25. The road we live on is the part of road 25 that is not paved. We are writing to express our concerns over the proposed River Garden Winery (USR1774). Our main concerns are the increase in traffic and the large amount of dust that will be created by the patrons of this business. The Winery will be located in an area where it can only be reached by three roads: Road 22 %3 to road 25 Road 20 to road 25 Road 18 to road 25 Road 25 is a dirt road north of the proposed winery Two of the three access roads are dirt roads and there is no way to limit access to the winery by using the paved part of road 25 only. Currently the numerous gravel trucks and landscaping trucks are not allowed to use the unpaved part of roads 22 I/ and 25, however, they do use these roads at times and there is no enforcement to preclude that from happening and we are sure the winery traffic will use these dirt roads and make the dust problem worse. We are also concerned with traffic from normal business as well as "special events" or "tasting events" which would include patrons consuming alcoholic beverages and driving on any of these roads adding the threat of impaired and drunk drivers. If this permit is granted we request that an improvement agreement be required and enforced that would include aggressive dust mitigation for the dirt roads including paving.
