.,--. ,--, RESOLUTION RE: APPROVAL OF SITE PLAN REVIEW - J. C. CONSTRUCTION COMPANY, LOT 4 BLOCK 1, GEISERT SUBDIVISION. WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, J. C. Construction Company has applied to the Board of County Commissioners of Weld County, Colorado, for a Site Plan Review approval for Lot 4 , Block 1 of Geisert Subdivision, and WHEREAS, the Weld County Planning Commission has recommended approval of the said Site Plan Review to the Board of County Com- missioners of Weld County, Colorado. NOW, THEREFORE, BE IT RESOLVED by the Board of County Com- missioners of Weld County, Colorado that the Site Plan Review request of J. C. Construction Company for Lot 4 , Block 1 of the Geisert Subdivision be and hereby is, approved, subject to the following conditions : 1. The detention pond shall have a pipe that will allow the five (5) year release rate into the road ditch. 2. A 15" steel C.M.P. shall be installed under the entrance. Located on the property will be a steel building which will be 9,000 square feet over all , as well as exterior parking for automobiles and trucks . The subject property shall be used as a truck dispatch and repair facility. Occupants will be Steinbecker Brothers , Inc. which is presently located at 110 E. 16th Street, Greeley. There will be four permanent employees working within said structure. The Geisert Industrial subdivision was set up to handle warehousing and light industrial uses such as this. Construction Company 2888 West 64th Avenue Denver, Colorado 80003 RE: STORM DRAINAGE PLAN GREELEY WAREHOUSE Gentlemen; GENERAL: At the request of Mr. Gary Sears, Sears & Company Realtors, we have completed a drainage study for your Greeley Warehouse. The property is Lot 4, Block 1 , Geisert Industial P.U.D. , and the improvements are as shown on the set of plans prepared by C.R. Hazlewood dated January 30, 1978. The site was platted approximately two years ago and thereafter was cleared, levelled and the access road established. The site lies within the river plain and therefore the soil material consists primarily of alluvial sand and gravel. The site is in the fringe of the 100-year flood plain and a high water elevation of 4636.0 has been established for this storm. The lowest floor of any bulling is to be constructed 'above this elevation. DESIGN CRITERIA: This plan is in accordance with the P.U.D. requirements of the site and generally accepted design prodedures for site drainage analysis. The allowable discharge from the site has been calculated as the traditional discharge for a specific design storm under the undeveloped conditions. The modified Rational Method was used to determine the pond inflow, the allowable release rate and, consequently, the pond volume. The calculations of the formula input items are shown on Sheet 1, and the design variables used in the Rational Formula Q = CCaIA where Q represents the peak runoff rate, C represents the co- efficient of runoff, Ca represents a coefficient to account for antecedent preci- pitation conditions for major storms, I represents the rainfall intensity based on . STORM DRAINAGE PLAN March 20, 1978 'GREELEY WAREHOUSE PROJECT NO. 78023 a time of concentration (T0) from the most distant point timewise, and A represents the tributary drainage area. The rainfall intensity curves, as prepared by Hogan and Olhausen P.C. for the City of Greeley were used for the respective design storm frequency and intensities. The allowable discharge has been calculated. Storm hydrograph tables for various design storms are shown on Sheet 2. The maximum storage volume required is 2543 cubic feet. Detention Pond size is calculated on Sheet 3 and the location shown on Sheet 4. SITE DRAINAGE PLAN: Sheet 4 shows the general site plan. Landscaping a 25 foot strip along the front, the 10 foot easement along the Westerly side and the detention pond area will provide the necessary 15% landscaped area. The remainder of the site, other than the improvements, will be compacted gravel for access and parking. Drainage should be directed away from the building and into general swales as shown to channel the water into the detention pond. As the detention pond does not have an open drain system, the storm water will per- colate into the underlying sand and gravel. SUMMARY: It is our opinion based upon the above criteria, calculations and plans that the additional storm drainage created by the improvements on this site can be detained and discharged without adverse effect upon the surrouding and/or downstream property. It should be recognized that storms of greater magiitude or combination of conditions could exist that could cause flooding and storm water quantities greater than con- sidered herein.
