These are very similar lots in terms of size and are both located within subdivisions which are well developed in Johnstown. The County Appraiser would like to state that these are not comparable sales as they are reflective of wholesale value rather than retail value, however, I submit that in fact that is the way that these types of vacant lots are generally sold and are therefore indicative of the market value. While I feel that it is very possible that the actual value of our lots should be less than $ 17,350 each, I am willing to accept a valuation the same as the current value of the Johnstown Farms lots of$ 17,350 each.
