Box 758 Greeley, CO 80632 To Whom It May Concern, I, Katherine Cresswell am writing this letter to appeal the decision made by the Assessor's office in regards to my home located at 820 Elm Street, Windsor, CO. The value after review has been set at $205,314 which is extremely high when considering the comparables in my neighborhood. My home is on .22 acres it is a 3 bedroom 1.25 bath home, with a detached 2 car garage and was built in 1945. Little has been done in regards to improvements on the home since the 1960's. The only major changes made to the home are window(upper floor) and furnace replacement in 2009 and roof replacement in 2008. I have attached some comparable homes in my area. Please note the listing prices for the homes. Not one of them is over 189,900. The only home listed at this price(MLS#654393) has been completely upgraded with new interior, appliances, furnace, hot water heater, roof and wiring. Comparable listing at $160,000 (MLS#654715) has also had similar improvements. Another comparable listing at $134,900 (MLS#642913) is a 4 bedroom house with one bath on .25 acres. This home has been partially remodeled as well. I have attached and discussed 3 separate comparables. One high, one low and one medium, these are not the lowest comps. I do not agree with the assessor's decision. I have provided proof that homes in this area are not worth$205,000. I ask that you consider the attached comparables and reduce the assessed value of my home to 185,000.
