RESOLUTION RE: GRANT OF A SPECIAL USE PERMIT FOR A RABBIT AND WORM FARM TO JIM MOTES. WHEREAS , a public hearing was held on November 15, 1976 , in the chambers of the Board of County Commissioners , Weld County, Colorado, for the purpose of hearing the petition of Jim Motes , 633 South Patton Court , Denver , Colorado, 80219, requesting a special use permit for a rabbit and worm farm located on a parcel of land in the East Half of the Southeast Quarter of Section 21 , Township 2 North, Range 66 West of the 6th P.M. , less the East 225 feet as deeded to Public Service Company of Colorado , being more particularly described as follows : Beginning at the S . E . Corner of said Section 21 , and considering the East line of the S.E. 4 of Section 21 as bearing N00°00 ' 00" East with all bearings contained hereon relative thereto : Thence NOO°00 ' 00" East along said East line 2639 . 78' ; Thence N89°41 ' 12" West 1320.287' ; Thence S00°02 ' 41°' West 2640. 867' ; Thence S89°38' 00°' East 1318. 235' to the True Point of Beginning. WHEREAS , the petitioner was present , and WHEREAS, the above described parcel of land is located in an agricultural zone as set forth in the Weld County Zoning Resolution, and WHEREAS , Section 3. 3. On July 22, 1976 the Weld County Board of Adjustment granted Mr. Motes a request for a variance from the 2 mile distance requirement from a subdivision for the purpose of raising rabbits as required in Section 6.1 (4)(A) of the Weld County Zoning Resolutions, e. The Weld County Extension Agent has indicated the facilities will pro- vide adequate space for the proposed number of animals. He did not observe any problems with the proposed operation; f. The Ft. Lupton Planning Commission has indicated the Town of Ft. Lupton has no objections to the proposal and recommends approval of the appli- cation; g. The Weld County Engineering Department has indicated there were no observ- able engineering problems with the proposal ; h. The Ft. Lupton Fire District has indicated they have no objections to the proposal ; i. It will be a totally inside operation and will be thermostatically controlled. He explained that he had talked with the neighbors and they had no objections. Patten Ct. Denver, Colorado 80219 Dear Mr. Motes: The soils located in the Ei of the SEi- section 21, T. 2 N., R. 66 W. are Winn loam, Ascalon sandy loam and Vona-Valentine sands. Winn loam is a deep , poorly drained soil with a medium textured surface and subsoil and may or may not have a water table within 60 inches. The soil is usually moderately saline. Careful management is needed to keep these soils from becoming too wet to cultivate and farm. This soil would cause you problems for the above proposal. Ascalon sandy loam is a deep well drained soil with a moderately light textured surface and medium textured subsoil. The subsoil is moderately developed. Water intake le medium to rapid. Water holding capacity is fair to good. Erosion hazard from water is moderate. The shrink-swell potential of the subsoil as it wets and dries is the most limiting soil feature that must be considered when planning the construction of hoses and their appurtenances. Vona-Valentine sands is a deep well drained unit with a light textured surface and subsoil. The subsoil has no development. Some heavier textured soil occurs below 24 inches. Water intake is rapid and water holding capacity is fair. The soil survey i.e made on the basis of 50 to 60 inch borings.
