The Assessor has carefully studied all available information, giving particular attention to the
specifics included on your protest. The Assessor's determination of value after review is based
on the following:
AL02 - The actual valuation of your property has been adjusted based on new information. This
may be information you have supplied, corrections of characteristics or additional sales which
we have uncovered during the appeals process.
If you disagree with the Assessor's decision, you have the right to appeal to the County
Board of Equalization for further consideration, § 39-8-106(1)(a), C.R.S.
The deadline for filing real property appeals is July 15.
The deadline for filing personal property appeals is July 20.
The Assessor establishes property values. The local taxing authorities (county, school district,
city, fire protection, and other special districts) set mill levies. The mill levy requested by each
taxing authority is based on a projected budget and the property tax revenue required to
adequately fund the services it provides to its taxpayers. The local taxing authorities hold
budget hearings in the fall. If you are concerned about mill levies, we recommend that you
attend these budget hearings. Please refer to last year's tax bill or ask your Assessor for a
listing of the local taxing authorities.

APPEAL PROCEDURES
County Board of Equalization Hearings will be held from July 1 through August 5
at 915 10th Street, Greeley, CO
To appeal the Assessor's decision, complete the Petition to the County Board of Equalization
shown below, and mail or deliver a copy of both sides of this form to:

To preserve your appeal rights, your Petition to the County Board of Equalization must be
postmarked or delivered on or before July 15 for real property and on or before July 20 for
personal property— after such date, your right to appeal is lost. You may be required to prove
that you filed a timely appeal; therefore, we recommend that all correspondence be mailed with
proof of mailing.
You will be notified of the date and time scheduled for your hearing. The County Board of
Equalization must mail a written decision to you within five business days following the date of
the decision. The County Board of Equalization must conclude hearings and render decisions
by August 5, § 39-8-107(2), C.R.S. If you do not receive a decision from the County Board of
Equalization and you wish to continue your appeal, you must file an appeal with the Board of
Assessment Appeals by September 12, § 39-2-125(1)(e), C.R.S.
If you are dissatisfied with the County Board of Equalization's decision and you wish to continue
your appeal, you must appeal within 30 days of the date of the County Board's written decision

If the date for filing any report, schedule, claim, tax return, statement, remittance, or other

Weld County Board of Equalization
I wish to appeal the assesor's decision of the valuation of my property. This appeal is based on the
following.
On May 5, 2011 I sent the following appeal to Weld County. The assessor replied with the enclosed
Notice of Determination. He stated that the valuation is'based on new information'. Please share with me
what this new information is. All of my research shows home values are going down in Weld County. Yet
the assesor is valuing our property higher than it has ever been.
'I want to protest the increase in valuation of my home at 8840 WCR 11.
I do not understand a 57% increase in value to $546,952.
1. What sales or other data is the new valuation based on?
2. A listing of some sales of around 4 acres and homes in Frederick show an average DECREASE
in values of 19%.
Here are the parcel numbers:120715401024,070513002011, 120715401026, 13113200108,

3. Some sales in Frederick of houses built between 1995 and 2002 priced between $350 and $700
thousand and sold in 2009 or first half of 2010.There are 5. Max price $457,000,this house sold
for$652,500 in 2005. Next price$425,000,this house sold for$524,900 in 2004.
4. Of the approx. 4 acre properties the max sold for$140 per sq ft. $140 times 2364 (my house)
equals $330,960.
My estimate of the valuation of this property(even though I would like to sell it for$546,000) is
approximately$300,000.'
Since receiving the new valuation of$520,000 I have done additional research on sales between
$350,000 and $500,000 in Weld county. These sales occured between 2009 and 6/30/2010. They are also
on houses built between 1996 and 2000. As I mentioned above PLEASE tell me what data is being used
to value our property at $520,000.

Please notice that of these 20 sales only 3 were in Frederick. I found no sales in Frederick in this time
period higher than these. The average of these 3 sales(remember the search parameter was for sales over
$350,000)is just$383,666. Yet the Weld County Assesor has valued our property in Frederick at
$520,000. I do not understand this. Our house is standard frame construction with vinyl siding. Not lake
front or expensive landscaping.
As I indicated on my previous appeal, I believe$300,000 is a reasonable valuation but I can accept
$350,000 if it can be justified.
