The proposed usc'for the subject property is to utilize a relatively small portion oldie land to operate a small retail store offering organic foodr to the public. • 2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the Comprehensive Plan. This 11.57? fasters the continuation of the agricultural nature of the property. It provides an economic incentive to preserve agriculture while urbanization along the 1-25 corridor continues to advance. 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) and the zone district in which it is located. This proposal is consistent with the intent of the If'eld (roomy ('ode. Chapter 23 because it maintains the agricultural /eel and integrity of the current zoning as well as offering fresh. and frozen organic food to the public. The land owner operator raises and provides the buffalo products and the rest of the foods he purchases for resale firorn other local farmers. 4. What type of uses surround the site (explain how the proposed use is consistent and compatible with surrounding land uses). The area both north of and west of the subject parcel are zoned and utilized as agricultural within IV'c'ld Comity. The land to the east of the parcel is zoned in the ('ilt' of Dacnno as. residential but has not been developed at this time. Southerly of the (SSR parcel. that land is zoned in the City of Dacono as a rural residential district and subdivided as Eagle .Aleadow Subdivision.
