Dear Mr. Eckel: The Department of Planning Services reviewed your request for the construction of a second caretaker's residence on a parcel of land previously described, herein. This office reviewed the Board of County Commissioner's Resolution of May 15, 1991 for direction. The findings of this office were open to interpretation as the Resolution does not address the three structures, i.e., Caretaker Residence #1, Caretaker Residence #2 and "Office", however the recorded plat delineated all structures. For the purpose of your inquiry, this office will stipulate that all three structures are permitted under USR-943 for a recreational facility — Boating and Camping, per application on behalf of Windsor Shores, Inc. Currently, Weld County requires all buildings to conform to the requirements of the various codes adopted at the time of permit application. The following has been adopted by Weld County: 2006 International Residential Code and 2008 National Electrical Code. Further, Effective January 1, 2003, Building Permits issued on the lot will be required to adhere to the fee structure of the Weld County Road Impact Program. (Ordinance 2002- 11) Also, effective August 1, 2005, Building permits issued on the subject site will be required to adhere to the fee structure of the Capital Expansion Impact Fee and the Stormwater/Drainage Impact Fee.
