The parcel of land is described as part of the SEa of the NEa of Section 9, T3N, R68W of the 6th P.M., Weld County, Colorado. The subject property is located z mile north of Mead on the west side of County Road 7. Said property contains 39.346 acres. The request is to split the property into parcels of 2.5 acres and 36.846 acres. There are existing improvements on the 36.846 acre parcel and a new set of improvements is proposed to be constructed on the 2.5 acre parcel . Based upon the information submitted and the adopted policies in the County the Planning Commission staff recommends approval for the following reasons: 1 . The Town of Mead Planning Commission had no objections to the pro- posed split and recommended for approval of the request. 2. The proposed split conforms with the intent clause (Section 9-2 of the Weld County Subdivision Regulations) , the intent clause of the Agricultural District (Section 3.3 (A) of the Weld County Zoning Resolution), and the Weld County Comprehensive Plan in that the use would be compatible with surrounding agricultural uses. 3.
