WHEREAS, it has been determined by the Board of County
Commissioners of Weld County, Colorado, at a public meeting
held on the twentieth day of September, 1976 , in the chambers
of the Board of County Commissioners, Weld County, Colorado,
that a certain parcel of land being the property of Alvina
Fiechtner, Box 99L, Platteville, Colorado, described as part
of the Southeast Quarter of the Northeast Quarter of Section 9 ,

Colorado, desires to exempt this particular division of land
from the definition of "subdivision" and "subdivided land"
pursuant to its authority under Section 30-28-101 (10) (d) ,
C.R.S. 1973, as amended.

NOW, THEREFORE, BE IT RESOLVED, that the hereinabove
parcel of land owned by Alvina Fiechtner be exempt from the
definition of the terms "subdivision" and "subdivided land"
as provided for in Section 2-1A (3) of the Weld County
Subdivision Regulations and Section 30-28-101 (10) (d) , C.R.S .
1973, as amended.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on this 22nd

RE: Recorded Exemption
Dear Commissioners:
The attached application and related items are in reference to a request
by Alivina Fiechtner for a Recorded Exemption. The parcel of land is
described as part of the SEa of the NEa of Section 9, T3N, R68W of the
6th P.M., Weld County, Colorado. The subject property is located z mile
north of Mead on the west side of County Road 7. Said property contains
39.346 acres. The request is to split the property into parcels of 2.5
acres and 36.846 acres. There are existing improvements on the 36.846
acre parcel and a new set of improvements is proposed to be constructed
on the 2.5 acre parcel .
Based upon the information submitted and the adopted policies in the County
the Planning Commission staff recommends approval for the following reasons:
1 . The Town of Mead Planning Commission had no objections to the pro-
posed split and recommended for approval of the request.
2. The proposed split conforms with the intent clause (Section 9-2 of
the Weld County Subdivision Regulations) , the intent clause of the
Agricultural District (Section 3.3 (A) of the Weld County Zoning
Resolution), and the Weld County Comprehensive Plan in that the
use would be compatible with surrounding agricultural uses.
3. The applicant has complied with all the requirements of the Recorded
Exemption procedure as set forth in Section 9-3(A) of the Weld County
Subdivision Regulations.

This letter is for your consideration on a lot size varience.
This oronerty is a tract of land located in the Si 1/4 of the
NE 1/4 of Section 9, Two 3N, R68W, owned by Alvina Fiechtner,
(my mother).
The reason for application for lot size variance : my nother
is in ill health and needs assistance. ,C,y husbaid and I are
planning to build n residence on the property.
The rensining property will be used for faruing.
This building site was chosen because it is unproductive due to
large trees to the north. Also a forcer house had been built )n
the site and was razed.
