Box 758 Greeley, CO 80632 Subject Protest of Real Property Valuation—Reference Schedule Number R8001499 Dear Sirs: We protest the Weld County Assessor's assessment of our June 30, 2010 property value. The following recent lot sales in our subdivision show that the lot value is at least $55,000 less than the Weld County Assessors$125,000 valuation: 1. 2.00-acre Lot 20 sold for $41,000 at Sheriffs auction in December 2009. Adding the $13,006 for back taxes and other property liens, the total price was approximately $55,000, which is$70,000 less than the Assessors June 30, 2010 "actual"value. 2. 2.08-acre Lot 28 sold for$70,000 on November 11, 2009. That places the market value for our 2.01-acre Mill Iron 5 lot at no more than $70,000. The Weld County Assessor also based their valuation on the following incorrect information about our dwelling contained in their database: 1. 3'%baths, rather than 4 recorded in the database. 2. 3 bedrooms, rather than 5 recorded in the database. 3. 748 sq ft of the basement are unfinished, reducing the finish total by almost 30%. Reducing the Assessor's building valuation by $10,958 to compensate, leaves a building valuation of $299,000. Adding the$70,000 land valuation results in a fair Total Property Value of$369,000.
