Hoecher , hereinafter called "Subdivider". WITNESSETH: WHEREAS, Subdivider is the owner of or has a controlling interest in the following described property in the County of Weld, Colorado: See Attached WHEREAS, a final subdivision plat of said property, to be known as PINNACLE PARK _ THIRD FILING has been submitted to the County for approval ; and WHEREAS, Section 11-1 of the Weld County Subdivision Regulations pro- vides that no final plat shall be approved by the Board of County Commissioners until the Subdivider has submitted a Subdivision Improvement Agreement guaranteeing the construction of the public improvements shown on plans, plats and supporting documents of the subdivision, which improvements, along with a time schedule for completion, are listed in Exhibits "A" and "B" of this Agreement. NOW, THEREFORE, IN CONSIDERATION OF the foregoing and of the acceptance and approval of said final plat, the parties hereto promise, covenant and agree as follows : i S 1 . George Hoecher Rt. 2, Box 372 C Greeley, CO 60631 Re: Drainage Report Pinnacle Park 3rd Filing Dear Mr. Hoecher: As requested by the County Engineer office, we are presenting herein a study of the storm drainage situation as it affects Pinnacle Park 3rd Filing, a sub= division consisting of 47 Acres and located in the South Half of the South Half of Section 14, Township 6 North, Range 66 West of the 6th PM, Weld Co. , 'CO. As the subdivision has a very low density (0.34 units/acre) and the storm drainage flow will be overland and empty in the Greeley No. 2 canal, no storm drainage plan has been developed for flow within the subdivision arca. The main area of concern is the collection of storm water from the north traversing southerly through the subdivision before discharging in the Greeley No. 2 Canal. Presently, an existing to 4' berm along the ;forth ]Sane of Pinnacle Park divides the irrigated fields to the north from the subdivision. Surplus irrigation water collects north of this berm, and is carried throng). the berm in an 18" culvert then traveling southerly in an existing field drain ditch to the Greeley No. 2 canal. Under storm conditions this low area will act an a detention pond. For the purposes of this report, the contributory drainage arca to the North has been considered only in its existing cultivated condition. The 41 acres lying north of County Road 70 encompasses a gentle owale and is being used as pasture land and is in good condition. The 149 acres lying South of County Road 70 is presently in cultivated ro: crops. • "Procedures for Determining Peat Flows in Colorado" (;;arch 1977) by the Soil Conservation Service, U.S. Department of Agriculture has been used as the basis for analysing this area and determining runoff quantities. • • McRae & Short, Inc. July 7, 1977 Page 2 The northerly dra:inµge area has a defined cuale but will pond before crossing County Road 70 as sheet flow. No defined c.ial ° exists South of County Road 70 and flow will exist an sheet flow until collection along the northerly edge of Pinnacle Park. Due to the lack of any major drainage swale or water flow channel, a 25 year, 24 hour precipitation storm was selected as the design storm. Calculation of areas, slopes, channel length and selection of values from tables and the refining adjustments are shown on the calculation she ts. Naxinrum storm runoff at the design point is 68.7 cfs. Also shown is the outlet ditch section through Pinnacle Park. The ditch pas a capacity of U2 cfs. The final plat provides a 20 foot utility, drainage and bridle path easement which can be used for the outlet ditch. it will be mcessary to improve the existing outfall ditch with the addition of the trapazoida]. top section, and increasing the slope from .D07 to.010. An 18" culvert under tongs Peak Drive provides for normal low flow. The design storm will fill the borrow ditch and then pass over the road in sheet flow. If you or the Weld County officials have further questions concerning this report, please let us know. p B. 41, ;\ i Very truly yours, zlh 1`i R4;`OH A McRae & Slnrt, Inc. Filial Plat, Par]L 3rrl f i Iin;'; A review by the Engineering Department finds the following points to be corrected: 1. As indicated in a letter from McRae and Short Inc. to Mr . Iloecher dated 7/7/77 the ditch running between Lots 22 and 23 , 14 and 15 , and under Longs Peak Drive must be improved to handle existing runoff . The existing 18" pipe as shown on the plan is not adequate and should be replaced with a pipe that will work with the improved ditch section and handle existing storm water . 2 . There are three other cross culverts indicated on the road plans at stations 25 + 50 , 33 + 00 and 10 + 25 . Computations should be supplied as to proper size. 3 . Road grades and flowlines or pipe profiles should be provided to insure drainage pipes will be installed with proper cover . 4 . The plan of Longs Peak Drive between station 28 + 31 . 6 and 29 + 53 . 4 indicates a 104. 64 ' centerline radius . The subdivision standard is 200 ' minimum . 5 . A field inspection indicated an existing drainage structure at + Station 30 + 00 . The source of the water flow should be indicated and a new structure installed.
