RE: APPRCVAL OF LEASE AGREEMENT BETWEEN DEPARTMENT OF HUMAN
RESOURCES AND FRANKLIN C. ZADEL AND HELEN M. ZADEL.
WHEREAS, the Board of County Commissioners of Weld County,
Colorado are charged with managing the affairs of Weld County,
Colorado, and
WHEREAS, it is apparent to the Board of County Commissioners
of Weld County, Colorado that there is an urgent need for neces-
sary rental space for the Weld County Department of Human
Resources - Head Start Program, and
WHEREAS, it is the desire of the Board to lease from
Franklin C. Zadel and Helen M. Zadel of 217 1st Street, Fort
Lupton, Colorado, for the use and benefit of the Weld County
Department of Human Resources - Head Start Program, the follow-
ing described premises:
The East part of the business
building located at 520 8th
Street, Dacono, Colorado
as per the Lease Rental Agreement attached hereto; said Lease
Rental Agreement being made a part hereof by reference, for a
period commencing September 1, 1976 and terminating on the 31st
day of May, 1977.
NOW, THEREFORE, BE IT RESOLVED, that the County of Weld,
State of Colorado, agrees to lease from Franklin C. Zadel and
Helen M. Zadel, for the use and benefit of the Weld County
Department of Human Resources - Head Start Program, the herein-
above described premises, as per said Lease Agreement, all as
hereinabove recited.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the -_4th
day of October , A.D. , 1976, nunc pro tunc to September 1 ,

LEASE AGREEMENT
THIS LEASE AGREEMENT, made and entered into this 4th day
of October , 1976 , by and between Franklin C . Zadel
and Helen M. Zadel , husband and wife, of 217 First Street,
Fort Lupton, Colorado, hereinafter referred to as "Lessor" , and
the County of Weld, for the use and benefit of the Weld County
Department of Human Resources , hereinafter referred to as
"Lessee" , the parties agree as follows :
1 . In consideration of the covenants and agreements herein-
after set forth, the Lessor hereby leases to the Lessee
the following described real estate, to-wit:
The East part of the business
building located at 520 8th
Street, Dacono , Colorado.
2. The term of this Lease shall commence on the first day
of September, 1976 , and terminate on the thirty-first
day of May, 1977 .
3. The rent to be paid by the Lessee to the Lessor for the
above described real estate shall be the sum of Eighteen
Hundred Dollars ($1800 . 00) , payable as follows : the
first and last months ' rent to be paid in advance, at
the rate of $200 . 00 per month, for the duration of
this Lease . The monthly rental of $200 . 00 shall be
paid on the first day of the month by the Lessee to the
Lessor throughout the term of this Lease with the
exception of the first and last months ' rent as herein-
above set forth.
4. The Lessee agrees to keep the leased premises in the
same condition of repair as received at the beginning
of this Lease, ordinary wear and tear excepted.
5. Upon the expiration of this Lease Agreement , the Lessee
agrees that they will give a peaceable possession of
the premises covered by this Lease to the Lessor,
and upon delivery of said premises by the Lessee to the
Lessor, said premises shall be in as good as condition

as they were at the commencement of this Lease,
usual wear, inevitable accident and loss by fire
excepted.
6 . Either party to this Lease may terminate this Lease
upon thirty (30) days written notice to the other
party of its intention to so terminate.
7 . In the event that the Lessee fails to pay rent upon
the schedule as set forth in this Lease , the Lessor
may, at their election, either distrain for said rent
due or declare this Lease to be at an end and recover
possession as if the same were held by forceable
detainer, and that the Lessee hereby waives any notice
of such election, or any demand for possession of
said premises in such event.
8 . It is further agreed by and between the parties to this
Lease that both parties shall be occupying certain
portions of the premises covered by this Lease and
all utilities such as electricity and natural gas
shal.l be shared on a pro rata basis between the Lessor
and the Lessee, which basis shall be determined on a
square footage basis as to the use of the premises by
Lessor and Lessee.
9 . The care and upkeep of the backyard fencing of said
premises for the protection of children shall be the
responsibility of the Lessee and any remodeling or
painting of the premises by the Lessee must be first
approved by the Lessor.
10 . All water and sewer charges shall be paid by the Lessor.
11 . A natural gas stove and a metal sink shall be provided
on the premises covered by this Lease by the Lessor for
the use of the Lessee.
12 . The Lessee shall be required to exhibit to the Lessor
a certificate of insurance showing coverage for the
protection of all children who will be occupying the
portion of the premises covered by this Lease in

connection with the use of the premises by the Lessee.
13. The covenants herein shall extend to and be binding
upon the heirs, executors, and administrators and
assigns of the parties to this Agreement.
IN WITNESS WHEREOF, the parties hereinto have caused this
Agreement to be executed in duplicate on the day and year
first above set forth.
