• USE BY SPECIAL REVIEW QUESTIONNAIRE
1) Explain, in detail, the proposed use to the property.
This property consists of approximately 20 acres currently zoned Agriculture. A portion
would be used to construct an 8,000 square foot building to manufacture Pickup hitches
and would require the equivalent of 1-2 zoning. Another portion may be used as
commercial/retail to sell and install hitches and would require the equivalent of
Commercial zoning. The balance would be retained as agricultural zoning.

The Weld County Airport is adjacent to the West along with the County Culvert
Storage. The south is flood plane used by a hunting club and north is irrigated
agriculture farming along with a large onion storage. Adjacent east was a special
use permit for a truck washout facility and next to that is the abandoned Humane
Society facility.

A) How many People:
• Currently approximately 6 - 15 per day.

Approximately 6 - 8 part time

8AM - S PM 3 to 5 days per week

8,000 square foot steel structure
Steel structure for sales and service possible as allowed under agricultural zoning.

None anticipated

None currently available but anticipate use of approved septic system.

Anticipate storage of raw steel and finished pickup hitches all of which would be
stored inside.

Would prefer gravel parking as it is readily available on property.
Property has some trees and would preserve all possible.

Since this will be used in conjunction with permanent structures, it is not
anticipated that a termination will occur.
8) Storm water drainage:
Planned structures will not change current percolation as the site is extremely
gravelly, over 20 acres in size ad drains extremely well.
9) How long to construct site:
Would like to begin eonstruetion as soon as possible on the 8,000 square foot
building and anticipate 30 60 days for8onstruction.
10) Storage and removal of wastes
Waste is minimal and would be handled with dumpster and regularly scheduled
trash service.
