Please find enclosed a copy of the Markus Annexation Impact Report. The applicant for the proposed annexation is
HF Markus. This document fulfills the statutory requirements pursuant to C.R.S. 31-12-108 of filing one copy
with the Board of County Commissioners governing the area proposed to be annexed.
The following is the City of Greeley schedule for processing this request.

INTENDED/PROPOSED USES The applicant intends to utilize the site for a
recycling center.
COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected
Growth (LREGA). Portions of the site within the
proposed annexations are located within the 100
year floodplain. The subject site lies within an area
identified in the 2060 Comprehensive Plan (Land
Use Guidance Map) as the US 85 Employment
Corridor. It is anticipated that the corridor will be
developed with primary industrial and commercial
users.
ANALYSIS Due to state contiguity requirements, the annexation
derives its contiguity from the Platte River
Annexation Lot A to the north (Reception No.
2230242), North Greeley Annexation to the south
(Reception No. 1592753), Weld County Business
Park Annexation to the west (Reception No.
2142701) and North Poudre Third Annexation to
the east (Reception No. 1893287).
When future development is proposed for the site,
City water and sanitary sewer service will be
extended to serve the site. The property is proposed
to be withdrawn from the Western Hills District and
receive fire services from the Greeley Fire
Department.
The annexation will not further extend the external
boundary of the City.
The annexation of this property into the City would
be consistent with present growth patterns and
Comprehensive Plan policies. There is evidence
that this site shares a common interest with the
City's future. The requirements of State Statutes
and City of Greeley Comprehensive Plan Policies
for annexation appear to have been met by these
requested annexations.

Commencing at the W%of said Section 32 from whence the Northwest Corner of said Section 32 bears
