Site Specific Development Plan and Use by Special Review Questionnaire Response
1. The proposed use is for oil and gas equipment refurbishing and storage.
2. This proposal is consistent with Weld County Code Section 22-2-80 by supplying oil
and gas equipment in close proximity to local oil and gas operations thereby minimizing
impacts to local transportation infrastructure as well as minimizing the impacts to air
quality with less traveling. Additionally this project will not require additional
infrastructure to support its operation. The site has an approved state well for potable
water and electricity has been installed to the property. Currently there are existing oil
and gas support operations located within 1/4 mile to the east of this proposed operation
and numerous operating wells and new well construction surrounding the project.
Appropriate screening of the facility will be provided to screen the facility from the
adjacent properties and county roads.
3. This proposal is consistent with Weld County Code, Chapter 23 (Zoning) by providing
special uses within Agricultural zoned land that supports existing uses, Oil and Gas
production. This project will meet site zoning standards with the development of the
• property with site screening and dust abatement. Oil and gas production and other
support services currently exist on nearby properties. There are existing homes near the
existing oil and gas production and support facilities thereby establishing compatibility.
4. There is a mix of existing oil and gas production and support facilities as well as
private homes surrounding this property which has established existing compatibility.
Therefore this proposed project is an extension of the existing oil and gas production
support facilities.
5a. There will be one business on this site.
b. Approximately 4-6 employees on site.
c. Hours of operation will be from 7:00 am to 7:00 pm.
d. One single story building approximately 50'x100' in size. The building will be a
future building.
e. No animals.
f. Variety of vehicles will access the site including passenger vehicles and large trailers
pulled by trucks. One to two trips per day.
g. Platteville/Gilcrest Fire Protection District
h. Existing state permitted well with an established flow rate of 15 gpm.
i. A future septic tank and leach field will be engineered and constructed on the site
when the future building is constructed. Port a Johns will be used as temporary facilities.
j. Oil and gas field equipment including tanks, separators, dehydrators, production
units, etc.

6. The site will have an enclosed solid screen fence 5 feet in height.

8. The development of this site will establish minimal impervious surfaces thereby
generating minimal increased runoff. The historical runoff from the site will stay in its
current historical pattern which is towards the east by southeast into the roadside ditch
adjacent to Weld County Road 30.
9. It will take 30 days to develop the site. Construction will commence upon Special
Use approval.
10. There will be minimal wasted generated on the site. All stored materials will be
confined within the fenced area. The waste generated from equipment cleaning will be
captured in lined pits. The owner will pump this waste into pumper tanks and dispose at
Conquest Disposal in Platteville, Co.

• Stormwater Drainage Requirements
No Drainage Report is required; however, the applicant shall provide a short description of the
historic stormwater flows across the property and how their application will affect those flows.
The description shall include but not be limited to:
