This document fulfills the statutory requirements pursuant to C.R.S. 31-12-108.5 of filing one copy with the board of county commissioners governing the area proposed to be annexed. North Weld County Water provides water service and the property is currently on a disposal system for wastewater. The property is currently in Western Hills Fire District and Greeley Fire Department will serve the property upon annexation. The properties will continue to be utilized for industrial uses. COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected Growth (LREGA). The proposed annexation is in proximity to the Cache la Poudre River, but is not within the 100 year floodplain. The City's 2060 Comprehensive Plan identifies the subject property area for industrial uses and "O" Street as a future multimodal corridor. ANALYSIS The annexation is located directly south of"O" Street and the Burlington Northern Railroad condor, and is west of North 59th Avenue. The annexation consists of 4.946 acres. The annexation will extend the external boundary of the City to the north. Potable water service is provided by North Weld County Water District and will continue until either the City's portable water distribution system is extended to the property or additional water service is requested. Processing wastewater associated with operations on the property is currently discharged to the City's sanitary sewer collection system. Domestic wastewater is currently discharged to private wastewater disposal systems. Sanitary sewer service will continue until either the existing private wastewater disposal systems exceed their permitted capacity or fail, as determined by the Weld County or State of Colorado Department of Public Health and Environment. At such time that it is determined that the existing private wastewater disposal systems have either exceeded their permitted capacity or failed, the property owner will need to request sanitary sewer service from the City. The City agrees to provide sanitary sewer service if Annexation Impact Report 1'age 2 of 3 Farmer's Spur Annexation there is sufficient capacity available in the City's sanitary sewer collection system. The property is proposed to be withdrawn from the Western Hills District and receive fire services from the Greeley Fire Department. The annexation of the property into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is evidence that this site shares a common interest with the City's future. The requirements of State Statutes and City of Greeley Comprehensive Plan Policies for annexation appear to have been met by these requested annexations.
