PROPERTY AT 13876 ELMORE ROAD, LONGMONT COLORADO 80504. THE PROPERTY IS LOCATED IN
WELD COUNTY.
THE WHITTERNS CLOSED ON THE PROPERTY DECEMBER 17, 1996. I HAVE ATTACHED A COPY OF THE
PROPERTY DETAIL FROM WELD COUNTY. AS STATED THE PROPERTY HAS A FINISHED BASEMENT(IT IS A
WALKOUT BASEMENT)THE WHITTERNS HAD THE BUILDER FINISH THE BASEMENT AS NEEDED FOR A
DENTAL OFFICE. I PERSONALLY WAS THERE WHEN THE FINAL INSPECTION WAS DONE.
AS YOU CAN SEE BY THE PROPERTY DETAILS ALL WAS LEGALLY INSPECTED AND THE BASEMENT SHOWS
AS FINISHED SQUARE FOOTAGE.

/ ADDENDUM TO ELMORE ROAD CONTRACT
Parties should consult legal counsel before signing.
• Both parties agree that the following shall be completed prior to closing. The work for some items
shall not be started unless paid for in advance and/or unless contingency is removed.
1. A wall and door shall be installed for Meggan's bedroom.
2. Buyer pays for any carpet cost above$15.00 a yard(carpet,pad and installation).
3. Seller shall install 20'x 30'concrete parking pad instead of circle drive($180 for rebar more
on price).Landscaping shall be completed on eastside of home.
4. The 20'x 30'kitchen/living room shall have a(2 1/2 inch wide)hardwood floor.
5. The buyer shall receive credit for the remaining window coverings that the seller was
planning to buy ($100.00 more on price).
6. The front covered entrance shall be completed. The sprinkler shut off valve shall be moved
or enclosed in a box at no additional cost to buyer.
7. A 3/4 height wall 12 feet long shall be installed on west side of kitchen or soffit at no cost.
8. A gas connection shall be installed in kitchen and laundry room($300 more on price).
9. The second bedroom on main floor shall be converted to a dining room: 1)The door shall be
use for Meggan's room. 2)Buyer shall select and pay for a new door. 3)The closet shall
have a wood trim without any doors(cost of doors credit to buyer)for purpose of dining
hutch.4)The floor shall be 2 1/2 inch wide hardwood (any expense above the$15 a square
yard allowed for carpet shall be paid by buyer toseller prior to beginning work).
• 10. The seller shall allow$9,000 for kitchen cabinets, appliances, sink counter tops and back
splash tile. Seller shall keep or return the present micro wave,range and dishwasher.
11. The windows shall be cleaned and trash shall be removed.
12. Since there is a contingency in the contract,all colors shall be selected by mutual agreement.
13. There are no verbal agreements-everything agreed to is in writing.

I am requesting the ability to see patients part-time during the construction of the doorway if the the unspecified B permit
