Integrity Trucking Land use USR# #1)Water truck yard for parking trucks,dispatching drivers and maintaince on trucks. #2)to comply with the Weld County USR codes. #3)Oil and Gas support and service sec.23-3-40 A-2 #4) Dry land is surrounding the truck yard.The acreage is used for a private horse/cattle pasture and riding area. The closest dwellings are the homes of the land owners and a commercial dairy. A)Total employees average 30 with a schedule of 5 days on and 2 days off. Start time is 7 am and the average work day is 10-12 hours long. The night crew has an average of 5 drivers that start at 7 pm and work 8-10 hours. B) Average of 30 employees are based at the truck yard. An additional 5 employees are based in an office building in Kersey,Co. C)The yard is open 24 hours and 7 days a week. The only employee that works solely at the truck yard is one mechanic. All other employees are out on locations. D) Structures are already in place. No further building is expected. E) All remaining acreage is fenced in and used for private horses and cattle. F) Class 8 trucks. 22 bobtails and tractor trailers are in operation. Truck weight does not exceed 80,000#. 5 pickups trucks are used for supervisors and some jobs as needed. G) Platte Valley Fire District. H) Water well provides water. No irrigation water is used. I) Portal restroom is on site and maintained weekly by S.B. Porta Bowl restrooms Company. J) No storage is proposed. #6) No landscaping is proposed at this time. #7) No reclamation is planned,just a change of use. #8)See plat drawing from storm drainage plan. #9) No construction, buildings are already in existence. #10)Waste oil is used for heat in an approved waste oil heater; all other waste is hauled away from Raptor Service Co. As requested a brief narrative of the existing storm water drainage patterns follows: 1. Off-Site Flows: from the Topographic Survey, there are no existing off site flows entering the subject site, see attached Topographic Survey. 2. Storm Water Flows leave the site on the eastern and southern sides of the site. The majority of the site is thy-land pasture. The area of the site that has been developed is located and is configured as a flag pole. All storm water flows leaving the developed site first cross the dry land pasture before leaving the property. 3. The storm water flows at the site flow from the north east to the south west at approximately 1.2%, see attached topographic survey. 4. From information obtained from the property owners and from the Topographic survey, no drainage problems exist on the site. From information obtained from the Weld County Public Works Department, Water Quality Capture Volumes (WQCV) shall be calculated and provided on the site for the existing development. The area the WQCV was calculated for is the developed area only and does not include the access drive. The area used in the WQCV calculations is 72,257 sf or ±1.659 AC. The imperviousness value obtained for the developed area is 0.38 or 38%, see attached computations. As outlined in the Urban Storm Drainage Criteria manual, the WQCV was calculated using the equation found on page SQ-24. The required WQCV obtained is 1,108 cf, see attached computations. The proposed WQCV pond has been designed and placed on the eastern side of the site. The proposed WQCV pond has been designed as a retention style pond and the WQCV will be percolated into the ground water. The existing site condition, sandy soils, is well drained and is assumed that the WQCV pond will drain within 72 hours after the end of storm events. If required a percolation test will be preformed at the site of the proposed WQCV pond.
