The proposed clinic is "kitty corner" from my property. My concern is would it interfered with farm equipment moving on the road to handle crop from one side of the road to the other? The other concern is how much traffic will it create and does this set a precedent for other business to move into the area? This is an agricultural area and would a business change that zoning? AZ 85258 Dear Mr. Pizzato, it is understandable that you have concerns about a veterinary clinic being built near your property, and i hope that i can answer some of your questions. I will try to address some of the concerns you stated in your letter. and feel free to contact me anytime if you would like to speak more about this. It is certainly' my intent to maintain the quiet, rural atmosphere of our area. Regarding the movement of farm equipment. I do not see any reason that the proposed clinic would interfere with or inhibit the movement of farm equipment on County Road 3 . The majority of traffic will be coming from the north ( from i-1ighway 56), so your property will not see a significant increase in traffic, and there will be no alterations to the road that would change the movement of equipment. i anticipate that 1 0- 1 5 vehicles will conic to the clinic per day, with about 20% of those coming from the south . This means that there would be about 2-3 more vehicles passing by your property each day. As you know. this would be a very small percentage increase given the current amount of traffic down our road. As for zoning and setting a precedent for more businesses to move into the area, that is a question that I will leave to Weld County to answer. My understanding is that the Agricultural zoning of the area would not be affected by my proposed clinic . My intent is that the proposed clinic be consistent with the rural atmosphere of our neighborhood, similar to the other nearby businesses, including a dairy, massage business, tree nursery. art studio, and dog kennels. My proposed clinic would be well-maintained and quiet, and my hope is that it would be an asset and service to the community. Last month i sent nearby neighbors a letter introducing my plans, and I've attached a copy in case you did not receive it. These are farmed by one farmer who must cross the road several times to work the properties. The traffic you mention on Hwy 56 has nothing to do with our area. The additional 20°lfl of the vehicles passing by my property will create an enormous amount of dust daily. That will create and addition problem to the property over and above the daily traffic now. We do get a lot of drat I live there for some 10 years and know the problem with dust The business you mention are totally different and do not create the noise issue, dust issue nor the traffic issue I'm concerned about. The letter you sent to the neibhbors is fine, but they do not have to deal with the DUST nor the noise animals do make It will be a great concern without addressing the DUST issue and the noise. You have no idea how bad the dust can be nor the problem of cleaning it This will only make it worst. I am planning a project that I would like to inform everyone of, and see if I can answer any questions about. I am currently in my last year of veterinary school, and will graduate May of 2013. I am planning to build a small, mixed-animal veterinary clinic on 20350 CR 3 . My husband, Larry, and I live on 20360 CR 3, and 20350 CR 3 has been bare for a few years (it used to have a house and some barns and outbuildings). I understand that this may cause some concern among neighbors, and Weld County takes your concerns into account before approving this project. You will be contacted by Weld County at some point and notified that there will be a meeting that you can attend if you'd like to voice concerns. I want to assure you that I take great pride in keeping our property looking nice, and feel the same way about a potential veterinary facility. My hope and vision is that this business would be an asset to the community, and would in no way detract from the beauty and quiet atmosphere of our area. Initially, the business would consist of me and one other veterinarian, and possibly a receptionist and/or technician. The building size would limit how big this business could ever get, and both veterinarians will also do ambulatory work, which will also limit how much traffic the property will see.
