As the landholder to the south of the Applicants property I am requesting additional information to the application for the property for use as a Dog Kennel and building materials storage. 1. The Dacono Estates,which is directly south of the applicants, property has zoning and plat approval for a sub-division of over 600 homes by the City of Dacono and the application does not address noise abatement that would impact the enjoyment of the future homeowners. 2. The applicant's application does not address screening of the building materials to be stored on the property. 3. The applicant's application does not address many issues that may or may not impact a neighboring property owner's opinion of the application. These items include but are not limited to business hours of operation, number and size of trucks delivering or acquiring stored materials,environmental issues with the stored materials,chemicals used in the care and feeding of the dogs located within the kennel. I do not want to unduly impair a property owners desires for his properties use but the application does • not allow me to fully understand the potential impacts to the Dacono Estates development. I was double checking to see if this was a parcel you had underlying mineral interests.To summarize:this is a pending USR for a kennel facility& stone/masonry storage operation.This application is in response to a violation for a kennel.The applicant/owner is proposing approval for what is already on the property(no expansion of the area of the use or additional buildings are proposed). I realize the application is a bit rough (it was the best we could get after meeting with the applicant on a number of occasions to assist him in putting it together).
