WHEREAS, it has been determined by the Board of County Commis-
sioners, Weld County, Colorado, that a certain tract of land, being the
property of John F. Orr, Wheatridge, Colorado, and more particularly
described as follows, to-wit:
All that part of the Southeast Quarter (SE4) of Section 19,
Township 4 North, Range 61 West of the 6th P. M. , Weld
County, Colorado, being more particularly described as
follows:
Beginning at the Southeast Corner (SE Cor) of said Section 19,
and considering the East Line of said Section 19 as bearing
North 00°20'30" East, with all other bearings contained herein
relative thereto;
Thence North 00°20'30" East, along said East Line, 50. 00
feet to the True Point of Beginning;
Thence North 89°20'59" West, 2658. 51 feet;
Thence North 00°23'14" East, along the West line of the
Southeast Quarter (SE4) of said Section 19, 2574, 09 feet
to the Center of said Section 19;
Thence South 89°00'56" East, along the North Line of the
Southeast Quarter (SE4) of said Section 19, 2656. 59 feet
to the East Quarter Corner (El Cor) of said Section 19;
Thence South 00°20'30" West, along the East Line of said
Section 19, 2558. 61 feet to the True Point of Beginning.
Said described parcel of land contains 156. 565 acres,
more or less,
does not come within the purview of the definition of the terms "subdivision"
and "subdivided lands" as set forth in 1973 C. R. S. , 30-28-101 (10), as
amended, and
WHEREAS, the Board of County Commissioners of the County of
Weld, State of Colorado, has studied the request of the petitioner and
studied the recommendations of the Weld County Planning Commission,
and having been fully informed, now desires to exempt this particular
division of land pursuant to its authority under 1973 C. R. S. , 30-28-101 -
(10) (d), as amended.
NOW, THEREFORE, BE IT RESOLVED, that the hereinabove
described tract of land owned by John F. Orr, Wheatridge, Colorado,
be exempted from the definition of the terms "subdivision" and "subdivided
land" as provided for in the new Weld County Subdivision Regulations at
Section 2-1, A. , (3) adopted August 30, 1972.
The above and foregoing Resolution was, on motion duly made and
seconded, adopted by the following vote on the 24th day of September,

Dear Sirs:
The attached plat, application and other items are in reference to a rawest,
by John F. Orr, for a Recorded Exemption. The parcel in question is described
as that part of the SEa of Section 19, T4N, R61W of the 6th P. M. , Weld
County, Colorado. Subject property contains 156.565 irrigated acres.
The desire is to split a 1 .069 acre parcel with improvements from the property.
Based on the information submitted and Weld County Regulations, the Planning
staff recommends approval for the following reasons:
1 . The proposed split conforms with the intent clause, Section 9-2
of the Weld County Subdivision Regulations, and the Weld County
Comprehensive Plan in that the parcel contains existing im-
provements. The use would be compatible with surrounding
agricultural uses.
2. The parcel in question is not located in a flood plain.
