Please find enclosed a copy of the F Street Annexation Impact Report. The applicant for the proposed annexation is
the City of Greeley. This document fulfills the statutory requirements pursuant to C.R.S. 31-12-108.5 of filing
one copy with the Board of County Commissioners governing the area proposed to be annexed.
The following is the City of Greeley schedule for processing this request.

INTENDED/PROPOSED USES The City proposes to annex approximately 65 acres
of land that is owned by the City of Greeley. The
subject site is located north of F Street between 35th
Avenue and 59111 Avenue, and south of existing
railroad right-of-way (see Attachment A & B). The
subject property includes the Cache la Poudre
Annexation Impact Report 1 of 2 F Street Annexation
River, the Poudre River Trail, Rover Run Dog Park,
an oil and gas wellhead and tank battery, and
approximately 40 acres that is currently leased for
farming. In addition, there is a 20-foot wide
conveyor easement that runs across the property in
an cast-west direction, then along the eastern
property boundary to the north property boundary,
that allows the mineral extraction company (Martin
Marietta) to transport minerals from a property west
of and adjacent to the City property to their plant on
35th Avenue. A portion of the subject property is
within the Cache la Poudre River floodway and
floodplain (see Attachment C). At this time, no
further uses are proposed. The City of Greeley
intends to establish H-A (Holding Agriculture) and
C-D (Conservation District) zoning on the property.
The property must be zoned within 90 days of
annexation. The zoning request will be evaluated
during that process.
COMPREHENSIVE PLAN The property is entirely within the City of Greeley's
Long-Range Expected Growth Area (LREGA).
ANALYSIS The proposed annexation has .35% contiguity with
existing municipal limits which exceeds the State of
Colorado one-sixth (16.67%) contiguity standard
regarding annexations.
The annexation will not further extend the
municipal boundary of the City of Greeley in any
direction.
The annexation of this site into the City would be
consistent with present growth patterns and
Comprehensive Plan policies. There is evidence
that this site shares a common interest with the
City's future. The requirements of State statutes
and City of Greeley guidelines for annexation
appear to have been met by this requested
annexation.
Since the site is currently used as open space and as
a Poudre River Trail trailhead, there should be no
impact on School District No. 6 or Eaton School
District.
