Site Specific development plan and use by special review (USR) Questionnaire
1. The proposed use of the property is:
This is one property with a single family residential house and a saddle shop.
a. ONE HOME: The ranch frame house with brick veneer that measures 2300 square
feet is used for residence only. There is no livestock and no farming.
b. ONE COMMERCIAL USE SHOP: There is one existing commercial structure that is
classified as Retail Sales and Service and is 2160 square feet that is used as a saddle
shop. The area designated for customer use measures 2160 square feet. It is a
metal frame building finished with a nice paint. Inside clients find leather
merchandise including saddles, bridles, and wallets, to name a few. The character
of the shop could be described as comfortable and inviting where customers can
receive service and advice in a relaxed, unhurried atmosphere. There will be two
workers only (the owners).
c. STORAGE: We currently have a 138 square foot storage building that is behind the
home and in the back yard. It goes with the home.
2. This proposal is consistent with the intent of the Weld County Code, Chapter 22 of the
Comprehensive plan in that the small business is a saddle shop that is consistent with:
a. F. A. GOAL 6,
The Saddle Up Western Saddle and Tack Ship at 12490 CR 1, supports
opportunities, such as but not limited to hobby farming and Home Businesses,
to supplement family income and reduce living expenses for rural families or
others who prefer a rural lifestyle.
b. G.A. Goal 7, 1.
The Saddle Up Western Saddle and Tack Ship at 12490 CR 1 promotes
commercial use that is directly related to or dependent upon the agricultural
area. The impact to surrounding properties is minimal. This service is currently
in use.
3. This proposal is consistent with the intent of the Weld County Code, Chapter 23 and the
zone district which it is located.

(B) 4. The Saddle Up Western Saddle and Tack Shop allows for farm equipment,
sales, repair and installation facilities.

4. Type of uses that surround the site.
a. This parcel is in a residential neighborhood surrounded by farmland and open
space. We are planning no changes to the look of the property, which is consistent
and compatible with Weld County's goal of preserving and enhancing natural
characteristics. A saddle shop in the midst of the calm of the county and beauty of
the mountains enhances Weld County. Since we have minimal traffic to this site, we
foresee no conflicts.
5. Detail the following
a. Number of people who will use this site.
0-5 clients per day, approximate 15-25 per week.
b. Number of employees to be employed at this site.

Monday -Saturday loam-6pm, closed Tuesday, Sunday 12-5pm

No additional buildings. There is 1 existing house (2300 square feet).

1 domestic dog.
f. Kind of vehicles (type, size, weight) that will access this site and how often.
UPS services this area on a daily basis.

House has an existing approved septic system.
Shop has an existing 1200 gallon storage tank, pumped as needed.
Mary Evett, an Environmental Health Specialist for Weld County Department of
Public Health and Environment 970-304-6415 Ext. 2216 is familiar with this property
and is currently working with us.

6. Explain the proposed landscaping for the site.
a. Existing mature landscaping on the site in front and back of the home consisting of
grass and trees.
7. Explain any proposed reclamation procedures when termination of the use by special review
activity occurs.
a. None. It will remain the same.
8. Explain how the storm water drainage will be handled on the site.
a. The driveway is slanted to the south and east away from the shop and house. The
layout of the land slopes 1-3% to the east and south which will eventually go to the
dirt ditch which bounds the property to the east and south. The topography of the
site will not be changed.
This is an existing developed site with nothing changing in the foreseeable future.
The existing drainage follows the contour of the land to the south and east.
9. How long will it take to construct this site and when construction and landscaping is
schedule to begin.
