The type of construction materials stored on site are storm and sewage concrete pipe, water and sewage plastic pipe, 1 tandem box, and 2 excavator buckets. 2. There are no vehicles or equipment that are washed on site. 3. There is no major vehicle or equipment maintenance done on this site, however small "as needed " emergency maintenance is sometimes, but rarely done. (ie: tire change, add oil, ect.) tires are taken to job site. Any major maintenance is done off -site, including washing the trucks and changing oil . 4. There are NO chemicals or fuel storage. 5. Well water will not be used for dust control. 6. All waste materials are disposed of on job site before the end of the day. Any at the property will be household waste only which is disposed of weekly when the house is cleaned. 7. Dust will be controlled by road base and recycled asphalt parking area. The Public Works Department Preliminary Drainage Report The water flows Northeast across the property, and as it leaves. A low point on the property is indicated on the map provided, including a natural drainage off -site continuing to flow Northeast. There have been no reports previously of any drainage or water flow problems to the drainage ditch also indicated on site map. Current impervious areas are the residence, approximately 1400 foot print and the existing out building approximately 960 square feet. There will be about 22,000 square feet of parking and drive area (including personal drive way and parking for the resident) which will have a combination of road base and recycled asphalt to create an all weather surface. A water control feature has been installed at the low end of the drive/parking area, approximately 12' X 60' x 2' deep to catch flows from parking area of the lot. The Planning Department There are 2 lights installed, one that is right next to the wall ( indicated on map ) and one that is next to the shop. (indicated on map) It is also estimated that the number of trips per day; will be maximum 3 in and 3 out. Two employees coming in 2 pick up and 2 to drop off (only 2 drivers) Review of Questionnaire Responses: Sec. 23-2-260 1. Sec. 23 -3 -40.O -Upon special review, permits a home business to be occupied, operated, and maintained under the A (Agricultural) Zone District upon approval of a permit in accordance of the requirements and procedures set forth in Article 2, Division 4. Sec.23-3-40-R.-Any use as permitted as a use by right, an ACCESSORY USE, or Use by Special Review, in the COMMERCIAL and industrial zone districts. Sec.23-3-40.U- Permits more than (2) semi -trailers on a recorded subdivision plat of lots which are part of a map or plan filled prior to the adoption of any regulations controlling the subdivisions in the A (Agricultural) Zone District. Sec. 23 -40.V -Uses similar to the use listed above as Uses By Special Review, as long as the USE complies with the general intent of A (Agricultural) Zone District. 2. A home business is consistent with the intent of the district per the Section and codes listed above. When obtaining the Use Permit in the Agricultural zone District, we would be allowed to have all things proposed parked on site at the end of the business day. 3 tractors, 3 trailers, 5 storage containers (all not used to store construction materials some are empty), and miscellaneous construction materials. There are several farming/agricultural businesses near by, another trucking and construction business, and a fuel supplier. The is a cohesion of land use within a mile radius all being used for very similar things some with almost exactly the same land permits. 4. There are no further plans to develop the property, add any structures, or extra trailers or commercial vehicles. The A (Agricultural) Zone District is meant to promote agricultural as an essential feature of the county. Any future development in the A (Agricultural) Zone District must fall under the Uses Allowed by Right or Accessory Uses. Such buildings, structures, and uses must be designed, constructed, and operated in conformance with the bulk requirements. 5. The property is not located on a Airport Overlay District. 6. This property is not located on map parcel which has subdivided the agrarian improvements from the exiting Mother parcel. Due to the size and configuration of the site, conventional farming is not practicable. 7. Water source is derived from a permitted well, The sanitary sewer source is a septic tank located on the Northwest end of the leech field. Drainage is Northeast across and the property to the low point on the property. (indicated on map),an evaporated pit has been dug with to hold runoff. Current Tax Bill submitted. (See paperwork) 12. Currently the property has a single family residence, shop building, and tailings ditch. The only proposed landscape plans are the aforementioned fenced and/or screened storage enclosure for the storage of pipe, related construction materials, and trucks, when they are parked there. See site plan for proposed berm. 13. Aforementioned applicants do not own minerals associated with the subject property. They are owned by the railroad company. BNSF has been notified via certified mail, return receipt requested. A copy of that correspondence is included. 14. No Notice of inquiry form needed from the IGA. 15. There is no plan for any installation of signs on the property now or in the future. C. 1. The application is being made for the use of CR22 and a home business at 13 831 CR 22 that stores (copy list on C6) and some miscellaneous construction materials. The applicants seek permission to store above in the proposed enclosure that meets Weld County Code. Storage of the above is all applicants seek by obtaining the permit. There will be no other uses than for the above mentioned on the property site. 2. The number of shifts to be worked is one from 6am — 6pm, and the maximum number of employees on site is 4. There are two employees who come in in the morning to pick up the trucks and bring them back at the end of the day. This is the only time there are more than the above applicant's actually working on site. 4. The maximum number of visitors the facility (residence) is designed to accommodate is 8.2 in 2 out at the specified time during the day. Scott and son live in a residence on property. 6. Processing equipment to be utilized: 1998 Freight liner, 1997 Peterbilt, Lowboy, End Dump, Tandem, and 24' Goose Neck trailer which are all under 40,000 GVW 7.There is only one proposed structure to be added, which is the aforementioned future fenced enclosure and/or screen enclosure to block and enclose the view of the trucks, trailers,and materials being stored from the road. There are no plans of erecting any other structures on this property. 8. Depending on job list but only 2 operator each use CR 22 to 85, and are under 40,000 GVW . There will be 2 in and 2 out per day. 2 guys go pick up and drop off max. Employees will also use same access routes to come and pick up the trucks. Employees use personal vehicles to commute, none which are commercial. 9. The domestic sewage facilities on this property are taken care of by a septic tank. (Permit included) Pumped out regularly every 2 years of so. 10. The proposed storage area is located adjacent to the west property line, and about 75ft X 75ft. 11. Since there's no work with materials on site, the only waste removal needed is for the household waste which is taken after the house is cleaned twice a week and is disposed of by an individual who performs the housework. A trash can is located in the storage building and trash (coffee cups, etc) is disposed of by drivers as needed at construction site dumpsters. 12.Upon approval of this permit the only time needed for construction of the operation will be for the proposed enclosure. Approximately 6 weeks to 2 months after submission and approval date, so long as the weather permits. 13. There will be no additional landscaping plans, just the small modifications needed to put up fenced enclosure previously described above. 14. There will be no major disturbance to the land or natural environment during the construction of the fenced enclosure, but any grass that is disturbed in the process will be reseeded with natural seed. 15. The need for the proposed USE is so that CoKan Enterprises owned by the property owners Louis Goldsby and Scott Carr, can have permission to store only, the businesses proposed items on site, making it more accessible to the owners and less susceptible to damage and any other things that can occur from storing off -site including extra expenses. Upon the approval of the proposed USE, property owner will be permitted to construct the proposed enclosure for all the above mentioned equipment and materials, and to have additional trucks and trailers on the property. As stated 23-3-40 granted by of spec. use review. 16. Platteville Fire Department would be called in case of an uncontrollable fire, but there are fire extinguishers located inside every truck, the shop, and inside the house along with smoke detectors, and a fire escape plan.
