I represent the Land Owner to the North and to the West and we feel the application before you is actually contrary to the Windsor Comp plan and our existing approved zoning and Master Plan for Water Valley West. We have currently approved a -1,500 unit Mixed Use Master Plan located directly west of the proposed USR and feel that the proposed use does not conform with what is planned for development of our parcel and future growth trends. The zoning adjacent to this USR is RMU (Residential Mixed Use) and planned for future residential development. I have attached our approved Master Plan as evidence of this. Secondly, the Windsor Comp Plan has identified all the property surrounding this site for Estate Residential, RMU, and General Commercial. None of the above zonings allow for outside storage and thus this use is incompatible. Lastly, Crossroads Blvd. is the south access road to Interstate 25 for the Town of Windsor. In the future Crossroads will connect to 0 street in Greeley and ultimately to t lwy 85. Zoning along Crossroads is currently established to allow it to be Windsor's second major Commercial Corridor. Approving a use, Such as USR13-0003, will have an adverse affect on the future potential as it will not conform with any future plans. Again, I would like to reiterate our opposition to this USR.
