Box 758 Greeley, CO 80631 Account #R5 162086 Tax Assessment Appeal I am appealing the Assessor's Valuation of this property based on these reasons: 1) The use on this property is small farm equipment sales. The properties used for comparisons are predominantly industrial uses or are located in urban areas. As you know, urban properties have higher valuations. 2) Two thirds of this property is twelve to sixteen feet below level grade, rendering it useless (photos are enclosed). 3) This property has so far been impossible to insure for liability, thus rendering it virtually impossible to mortgage. Merchantability is critical to valuation. If it cannot be mortgaged, then by the very nature of selling, it must be discounted. 4) This is a very unique property, consequently it is difficult to evaluate. Considering its liabilities, I think that I would not further appeal this process if we agreed on a valuation of $150,000.
