How is the proposed rezoning consistent with the policies of the Weld County Code Chapter 22? Weld County's policy 2.2 in chapter 22. Allow commercial and industrial uses, which are directly related to or dependent upon agriculture, to locate within agricultural areas when the impact to surrounding properties is minimal or mitigated and where adequate services and infrastructure are currently available or reasonably obtainable. These commercial and industrial uses should be encouraged to locate in areas that minimize the removal of agricultural land from production. Weld County policy 2.3 in chapter 22. Encourage development of agriculture and agriculturally related businesses and industries in underdeveloped areas where existing resources can support a higher level of economic activity. Agricultural businesses and industries include those related to ranching, confined animal production, farming, greenhouse industries, landscape production and agri-tainment or agri-tourism uses. The request for rezoning from R -I to Agricultural and the use proposed for this property seems to be consistent with the above policies, in that the business conducted by Can -Do Concrete is primarily the placement of concrete irrigation ditches and structures such as dividing boxes, headwalls, etc. all related to the farming industry. 2. How will the uses allowed by the proposed rezoning be compatible with the surrounding land uses? The proposed use of this property will be compatible with surrounding land uses. The parking of vehicles and equipment that support the business is toward the back of the lot and out of site of most of the surrounding land owners. Actual production is done offsite at the customers' property. Property to the west is a tree spraying business, and the use of their land and the proposed use of our land are comparable. Property to the south is screened by a railroad berm with tracks and a tree blind. The property owners are unable to see into the back of this lot. Property to the east is a small farm with chickens, and farm like out buildings and fencing that could house animals. Its dwelling is approx. 500' away. Property to the north across the street is a gravel pit, with open mining and maintenance buildings also a couple of homes on the west and east side of lot. 3. Will the property us a septic system or public sewer facilities? This property is on a septic system that was installed in 2009. 4. Who will provide adequate water, including fire protection, to the property? This property is served by the City of Greeley for water and fire protection. 5.
