Included in our petition, you will find a spreadsheet with comparable sales, the MLS listing with the property history, a Zillow listing with their estimated property value, as well as a copy of our signed contract while we were under contract on this property on June 11, 2012. We were under contract on this property on June 11, 2012 for $305,005.00. The MLS property history shows that the property was listed for months prior to the sale date of July 6, 2012. Of note is the price beginning 3/28/12 of $359,900 and the continued drop in price during each of the following months. The property was in need of repair, thus justifying the lower purchase price. The property is one of, if not the smallest property in the neighborhood. Please see the comparable spreadsheet to also help support the lower property value as of June, 2012.
