WHEREAS , the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, it has been determined by the Board of County Com- missioners of Weld County, Colorado, at a public meeting held on the 27th day of June, 1977 , in the Chambers of the Board of County Commissioners of Weld County, Colorado, that a certain parcel of land, being the property of Douglas G. The parcel of land in question is described as Pt. of the SE* of Section 11, T5N, R65W of the 6th p.m. , Weld County, Colorado Said property is located 2z miles east of 1st Avenue on the east side of Greeley. The subject property contains 49.402 acres of Class III and IV irrigated soils. The request is to split the property into parcels of 8.480 acres and 40. 922 acres. As indicated in a letter submitted by Mr. Howard, his desire is to retain the 8 .480 acre parcel with the existing improvements and to convey the cropland portion of his farm. Based upon the information submitted and the adopted policies in the county, the Planning Commission staff recommends the request be approved for the following reasons : 1. The City of Greeley Planning Commission has indicated the request to split complies with their Comprehensive Plan and recommends the recorded exemption be approved. 2. The proposed split conforms with the intent clause of the recorded exemption procedure (Section 9. 2 of the Weld County Subdivision Regulations) , the intent clause of the Agricultural District (Section 3 . 3(A) of the Weld County Zoning Resolution) , and the Weld County Comprehensive Plan since the use would be compatible with the surrounding agricultural uses.
