BROTHERS .
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS , it has been determined by the Board of County Com-
missioners of Weld County, Colorado, at a public meeting held
on the 27th day of June, 1977, in the Chambers of the Board of
County Commissioners of Weld County, Colorado, that a certain
parcel of land, being the property of William E. Monson of
Monson Brothers, 33877 Weld County Road No. 31, Weld County,
Colorado, more particularly described as follows :
The West Half (W') of the Southeast Quarter (SE4) of
Section 20, Township 6 North, Range 65 West of the 6th P.M. ,
Weld County, Colorado, being more particularly described
as follows:
Beginning at the South Quarter Corner (Si Cor) of said
Section 20 and considering the South line of said SE; as
hearing South 84°18'50" East, with all other bearings
contained herein relative thereto;
Thence South 84°18'50" East, along said South line, 1299.54
feet;
Thence North 00°07'00" East, 2489.75 feet;
Thence North 81°57'38" West, 1308.02 feet;
Thence South 00°04'07" West, 2543.92 feet to the South
Quarter Corner (Si Cor) of said Section 20, said point
being the Point of Beginning.
Said described parcel of land contains 74.789 acres, more
or less, including a strip of ground 30 feet in width along
the South line of said described parcel, reserved for County
Road ROW purposes and is subject to any rights-of-way or other
easements as recorded by instruments of record or as now
existing on said described parcel of land.

WHEREAS , the Board of County Commissioners of Weld County,
Colorado desires to exempt this particular division of land from
the definition of "subdivision" and "subdivided land" pursuant to
its authority under Section 30-28-101 (10) (d) , CRS 1973 , as amended,
and Section 2-lA (3) of the Weld County Subdivision Regulations .
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado, that the hereinabove de-

sion" and "subdivided land" pursuant to its authority under

and seconded, adopted by the following vote on the 27th day of

RE: Recorded Exemption #263
Dear Commissioners:
The attached application, plat, and related items are in reference
to a request by William E. Monson of Monson Brothers for a recorded
exemption. The parcel of land in question is described as the W; of
the SE* of Section 20, T6N, R65W of the 6th p.m. , Weld County, Colorado .
The subject property contains 74. 789 acres of Class I , II , and III
irrigated soils . The request is to split the property into parcels of
1. 093 acres and 73 . 696 acres. A single-family residence currently
exists on each of the two proposed lots. As indicated in a letter
dated May 28, 1977, submitted by Mr. William Monson, the reason for
this requested split is to provide a home for Mr. David Monson who is
to assist in the operation of the farms.
On June 23 , 1977, the Weld County Board of Adjustment approved a
variance of 45 ' from the requirement of providing 180 ' of lot frontage
onto a public road.
Based upon the information submitted and the adopted policies in the
county, the Planning Commission staff recommends the request be approved
for the following reasons :
1. The City of Greeley Planning Commission has indicated the request
to split complies with their Comprehensive Plan and recommends
the recorded exemption be approved.
2. The proposed split conforms with the intent clause of the recorded
exemption procedure (Section 9. 2 of the Weld County Subdivision
Regulations) , the intent clause of the Agricultural District (Section
3. 3(A) of the Weld County Zoning Resolution, and the Weld County
Comprehensive Plan in that each resulting parcel would have an
existing set of improvements. The use would be compatible with
surrounding agricultural uses.

Gentlemen;:
Moro Farms, Inc. would like to make a recorded exemption
for the purpose of providing a home for Mr. David Monson
which he is to purchase and therefore assist in
operating the farms. The home is approximately 75 years
old and being remodeled. Completion of the work on the
hone will be approximately the 1st of July 1977.
Adjacent to the home is a small dwelling used for a tenant
also working on the farm.
In remodeling this property I'm sure it will be a gain
for the neighborhood and Weld County.

LOCATION: County Road 66, West of County Road 41 (11/2
Miles North of Greeley)
Moro Farms , Inc. is requesting a recorded exemption for the pur-
pose of providing and remodeling a house for an operator of the
farm. John Given, Current Planner, indicated the planning staff
had no concerns regarding this request.
Commissioner Keirnes moved the Planning Commission recommend
approval of the recorded exemption to the County. The motion
was seconded by Commissioner Mathews and carried unanimously.

LOCATION: Weld County Road 58 and County Road 45?
East of Linn Grove Cemetary
The applicants , Douglas and Sandra Howard, propose to split off
a 40 . 9 acre parcel from their total property of 49 . 4 acres .
They plan to build a house on the 8 . 5 parcel and sell the larger
parcel .
Commissioner Keirnes moved that the Planning Commission recommend
approval of the recorded exemption to the County. The motion was
seconded by Commissioner Roeth and carried unanimously.

The recorded exemption for the split of a 1 . 093 acre lot off
of a total parcel of 74 . 789 acres is requested by Moro Farms ,
Inc. for the purpose of providing a residence for an operator
of the farm. The 75-year old residence is to be purchased by
Mr. Monson and is being remodeled.
The site is located approximately 1; miles north of Greeley
and is designated by the Comprehensive Plan for agricultural
use . Staff noted no concerns related to the recorded exemption.
