This referral does not appear to qualify as a "subdivision" as defined in Section 30-28-
101(10)(a), C.R.S. Therefore, pursuant to the State Engineer's March 4, 2005 and March 11, 2011
memorandums to county planning directors, this office will only perform a cursory review of the referral
information and provide informal comments. The comments do not address the adequacy of the water
supply plan for this project or the ability of the water supply plan to satisfy any County regulations or
requirements. In addition, the comments provided herein cannot be used to guarantee a viable water
supply plan or infrastructure, the issuance of a well permit, or physical availability of water.
The application seeks a site specific development plan and use by special review permit for a
personal training facility on a 0.47 -acre parcel. The applicant will use an existing 40x50 pole barn that
contains two restrooms for use by clients. On average, 20 people visit the facility per day, which may
increase to up to 50 people per day.
Water service is currently provided to the property via a tap from the North Weld County Water
District (NWCWD). The NWCWD most recently provided updated supply and demand information via
the Tri-Districts on December 18, 2012. The document shows that the NWCWD's firm yield supply of
6,392 acre-feet exceeds its dry year planning demand of 4,702 acre-feet.
With the North Weld County Water District as the water supplier, this office has no objections to
