Box 56 32825 Weld CR 39 Lucerne, CO 80646 Re: Dairy Farmers of America — Greeley Weld Airport Development North Weld County Water District (District) has reviewed a preliminary proposal for 5 industrial lots including a truck depot with a washout for Dairy Farmers of America. This subdivision would be located on Lots A & B of Recorded Exemption RE -4915, part of the South Half (S %z) of the Southeast Quarter (SE'/) of Section 35, Township 6 North (T.6N.), Range 65 West (R.65W.), of the 6th Principal Meridian, County of Weld, State of Colorado. The District has assumed an average water demand of 50 gpm per lot for a total demand of 250 gpm and a fire flow demand of 1,500 gpm for a duration of 2 hours. To provide this quantity of water infrastructure enhancements would be needed and approximately 4 -miles of 16" diameter pipe would need to be constructed. If the development seeks to pursue this option, the District would have to determine the appropriate share of the costs for the development. A Water Service Agreement would be developed to provide the details and costs associated with such service(s). Please contact me before designing the internal waterline to get our current specifications for pipe, services, air releases, hydrants and general design requirements. This will save a lot of time on the design, bid and construction of the waterline. Once the waterline construction plans are approved, the District will execute the Water Service Agreement. I have also enclosed our most recent newsletter which contains some general information regarding current costs for a Tap including the Plant Investment, Mileage, Cash -In -Lieu or Raw Water and the Meter Set Fee (normally around $2,500 for 1" meters). This is the water agreement between DFA (AKA Big Thompson Investment Iloldings) and NWCWD for the DFA project on WCR 47. Case number is PUDZI2-0003. I sent this along with the application to the Division of Water Resources. I had a meeting with the City of Greeley yesterday and it sounds like the applicant is ok obtaining water from NWCWD but the City of Greeley and NWCWD arc about to enter into an IGA concerning water service. I believe that DFA will eventually be on City of Greeley water but that won't happen for some time. Can you give this a once-over and determine if this is sufficient in order to satisfy DFA's requirement to show adequacy of water? DFA is on a tight timeline and if you could review anytime you get a free moment that would be great.
